Job Summary
Manages and directs property operations to align with KWPM objectives. Requires a State of Florida Community Property Manager (CAM) license, but applicants can start without one if they commit to obtaining it within 90 days.
About the Role
Key liaison between client, KW Property Management, and internal support staff. Essential to all community functions, working closely with the Association Board of Directors or Developer.
Responsibilities
- Manage and operate property in accordance with KWPM objectives
- Prepare annual budget and distribute monthly financial statements
- Maintain property files and records
- Coordinate with headquarters support staff on management company procedures
- Provide prompt, detailed, and accurate status reports
- Serve as primary coordinator for assigned properties
- Supervise on-site team members
- Develop and evaluate service needs and performance
- Ensure staff behaves professionally and complies with safety standards
- Initiate contact with new resident representatives
- Prepare and present management reports
- Support KWPM’s GREAT values and adhere to policies
- Organize and balance multiple projects
- Update documents in management support systems
- Evaluate and negotiate contracts
- Monitor contracts, aging reports, legal actions, and collections
- Keep up-to-date equipment maintenance logs
- Process violations, work orders, applications, and updates
- Manage staff on-site
- Attend monthly manager’s meetings
- Travel for training and meetings, locally
Qualifications
- Five (5) years of experience as Community Property Manager
- High school diploma, college degree preferred
- Strong working knowledge of customer service principles and practices
- Proficient in Microsoft Office Applications
- Florida CAM license required
- Valid FL Driver’s license
