General Manager

About the Role

Crawlspace Medic is the leading franchise in the crawl space and basement repair industry. We offer a unique path to franchise ownership for individuals who may not have the capital to front the franchise fee and launch costs. Investors—current franchisees who believe in the system—will fund the market, while you run the operations: managing people, P&L, and performance. As the business grows and hits its numbers, you buy out the investor’s stake and become the franchisee, owning the business outright. This model has been successfully executed 35 times.

You’ll start on a base salary with uncapped profit share opportunities. Earnings are performance-driven—the better the market performs, the more you earn, and the closer you move toward ownership.

This is a hands-on, blue-collar business. You’ll be selling, coaching your team, and performing inspections yourself until you’ve built a team capable of handling the work. It’s an opportunity to build a business with your name on the door and create a future for your family on your terms.

Responsibilities

• Lead teams to measurable results in a process-driven, labor-intensive environment
• Build and enforce standard operating procedures
• Recruit, develop, and retain strong team members
• Address challenges directly with hard conversations early
• Oversee sales, marketing, and capacity planning at the unit level
• Operate with full accountability for results
• Perform hands-on work, including crawling under houses for inspections, until a team is established

Requirements

• Track record of leading teams to measurable results in a process-driven, labor-intensive environment
• Experience building or enforcing standard operating procedures
• Proven ability to recruit, develop, and retain strong people
• Discipline to address issues early, not after they’ve escalated
• Understanding of sales, marketing, and capacity planning at the unit level
• Comfort with full accountability for results
• Hunger for feedback and improvement, not validation
• Grit to operate under pressure without losing focus

Physical Demands

• Crawl on hands and knees and belly-crawl through tight, dark spaces
• Maneuver in confined areas
• Handle light hand tools as needed

Pay

Expected earnings for top performers:

• Year 1: ~$85,000
• Year 2: ~$100,000–$110,000
• Year 3: ~$125,000–$135,000

Additional financial upside comes from ownership once you buy into the franchise.
