General Manager

About the Role

Crawlspace Medic is the leading franchise in the crawl space and basement repair industry. We offer a unique path to franchise ownership for individuals who may not have the capital to launch a new market independently. Investors—current franchisees who believe in the system—will fund the market, while you run the operations: managing people, P&L, and performance. As the business grows and hits its targets, you’ll buy out the investor’s stake and become the franchisee, owning the business outright. This model has been successfully executed 35 times.

You’ll start on a base salary with uncapped profit share opportunities. Earnings are performance-driven—the better the market performs, the more you earn, and the closer you move toward ownership.

This is a hands-on role. You’ll be selling, coaching your team, and performing inspections yourself—including crawling under houses—until you’ve built a team capable of handling the work.

Requirements

• A track record of leading teams to measurable results in a process-driven, labor-intensive environment
• Experience building or enforcing standard operating procedures
• A proven ability to recruit, develop, and retain strong people
• The discipline to have hard conversations early, not after they’ve festered
• An understanding of sales, marketing, and capacity planning at the unit level
• Comfort being held fully accountable for results
• A hunger for feedback and improvement, not validation
• The grit to operate under pressure without losing focus

Physical Demands

• Crawling on hands and knees and belly-crawling through tight, dark spaces
• Maneuvering in confined areas
• Handling light hand tools as needed

If you’re not willing to get dirty and work in these conditions, this role isn’t the right fit.

Benefits

• Full-time, W-2, salary exempt position

Pay

Expected earnings for top performers:

• Year 1: ~$85,000
• Year 2: ~$100,000–$110,000
• Year 3: ~$125,000–$135,000

These figures do not include the long-term value of ownership once you buy into the franchise.
