General Maintenance Technician
About the Role
Technicians may specialize as a COM (Change of Occupancy Maintenance) or resident service request technician or may respond to multiple types of work orders. The primary responsibility is to perform maintenance functions in the community, including rental units, office buildings, residential areas, grounds, and parking lots. This includes general maintenance and repair of building structures and associated mechanical, electrical, plumbing, sanitary systems, and equipment. Ensure all service is performed safely and results in favorable customer feedback.
Responsibilities
- Respond to service calls and complete COM work and other property maintenance requirements, including cleaning, painting, interior/exterior decorating and maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, and appliance repairs.
- Transport, install, and connect stoves, refrigerators, dishwashers, and other electrical and gas appliances.
- Load and unload trucks and other conveyances; move supplies and materials to proper locations using wheelbarrows or hand trucks.
- Stack materials for storage or binning; collect refuse and salvageable materials.
- Transport equipment, furnishings, and appliances to job sites.
- Repair and fabricate window and door screens and frames.
- Dig, fill, and tamp earth excavations; level grounds using pick, shovel, tamper, and rake; shovel concrete.
- Clean culverts and ditches; cut trees and brush.
- Operate power tools and lawn mowers.
- Remove floor tile, sheet vinyl, ceramic floor tile, and plywood; remove damaged drywall.
- Operate power blowers or use brooms to clean roof tops, sidewalks, and driveways of leaves and debris.
- Ensure work-site clean-up.
- Respond to and complete on-call after-hour emergency and urgent repairs.
- Update work order status, including time, materials, and notes on provided mobile devices in an accurate and timely manner.
- Complete and submit all required paperwork accurately and on time.
- Keep supervisor informed of activities, results, identified problems, and potential issues; recommend corrective actions.
- Maintain vehicle and vehicle inventory as prescribed.
- This position requires driving for the Company using either a Company vehicle or a personal/rental vehicle to conduct Company business more than 50% of the time.
Requirements
- High School Diploma or GED (required).
- Vocational or Technical Training (preferred).
- 1-3 years of experience (required).
- Basic computer literacy; ability to navigate web-based applications.
- Ability to read and write in English to understand instructions, communicate effectively, and respond to basic questions.
- Ability to understand spoken English to follow instructions and communicate effectively in basic English.
- Basic knowledge of fundamental concepts, practices, and procedures in routine maintenance situations.
- Ability to work collaboratively in small teams, demonstrating a positive attitude and respect for team members.
- Demonstrate customer service skills by responding to requests in a timely and respectful manner.
- Flexibility and adaptability to manage varied daily tasks, independent judgment, and shifting priorities.
- Basic competency in carpentry, plumbing, and electrical trades, assessed through written, verbal, and hands-on evaluations.
- Skilled in flooring cleaning, repair, or installation based on assessment.
- Ability to plan, organize, prioritize work, and meet deadlines under pressure.
- Proficiency with basic hand tools (e.g., hammers, screwdrivers, pliers, wrenches, tape measures).
- Proficiency with trade-specific hand tools (e.g., multi-meter, tube cutter, torch, level, HVAC gauges).
- Proficiency with small power tools (e.g., drills, Sawz-All, sanders, power saws).
- Attention to detail and ability to maintain work pace with intermittent breaks.
- Ability to work cooperatively and professionally with consumers, staff, subcontractors, and the public.
- Strong verbal, written, and listening communication skills.
- With reasonable accommodation, differentiate between hot/cold, sharp/dull, and smell.
- Ability to twist neck or waist for up to two hours per shift.
- Power grasp with one or both hands for up to two hours per shift.
- Ability to work 2-4 hours per shift without a break.
- Valid and in-state Driver’s License (required).
