Full Time - Operations - Community Manager - Peaks of Lawrence

About the role

The Residential Community Manager's goal is to maximize the income and control the expenses at the apartment community. This position is responsible for the day-to-day operations and organization of the apartment management office and staff ensuring that the property is clean, in good repair and target occupancy is met. The Residential Manager shall exercise discretion within company guidelines in dealing with a wide variety of situations (i.e. promoting increased rental revenue, servicing residents' needs, collecting rents and fees, maintaining the property, etc.).

Qualifications

• High school diploma or equivalency required; some college preferred
• Minimum of one year of experience in management, sales, and/or office administration required
• Prior apartment management experience preferred
• ARM or CAM designations preferred
• HUD/LIHTC experience preferred

• Ability to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations

• Ability to correctly deal with lease documents, fill out paperwork, and keep accurate records
• Ability to work with figures and make bank deposits
• Ability to compute rental amounts, prorates, discounts, percentages, and basic math computations
• Capability to operate fax/copy machine, vacuum, telephone, typewriter, calculator
• Computer literate or willing to be trained
• Good customer service skills
• Ability to resolve resident, prospect, and vendor problems
• Good communication skills and ability to successfully interact with all types of people
• Professional phone manner
• Outgoing personality and sales capability to lease apartments
• Supervisory skills in order to direct, lead, and resolve employee disputes
• Self-motivation to set and accomplish goals personally and for the team
