About the role
The Framing Project Manager / Estimator at Elmington Construction is responsible for managing the framing process from initial lumber lists to final completion. They collaborate with key team members to maximize profits, mitigate financial risks, and ensure efficient project execution.
Responsibilities
- Manage multiple priorities simultaneously, shifting between preconstruction and active framing operations
- Partner with VP of Support Services, General Superintendent, and Director of Framing Operations to maximize profits and mitigate/resolve financial risks
- Proactively identify and minimize risks of short material lists & mistakes on truss plans that cause delays
- Ensure complex design conditions are thoroughly planned, coordinated, and executable prior to field installation
- Collaborate with project team to communicate framing concerns, material applications, and constructability considerations
- Review construction documents and prepare RFI's to address design gaps, coordination conflicts, and constructability issues
- Manage projects from DD set through completion of framing job
- Manage framing scope from DD set through completion of framing activities
- Solicit pricing from subcontractors and vendors, develop scope sheets, and scope bidders to determine best pricing and completeness of scope
- Draft framing subcontracts and purchase orders to awarded subcontractors and suppliers
- Oversee lumber tracking with project teams, ensuring proper ordering and usage
- Create unit and building markups to ensure framing sub has the correct rough openings, blocking, headers, etc.
- Price drawing and scope changes and submit pricing to Contractor
- Assist project teams with design changes and scope changes
- Manage framing financial projections
- Lead and model safety as a core guiding principle
- Lead in development, planning, and updating of framing project schedule
- Lead precon/kickoffs meetings with framing subs to discuss project & requirements
- Work closely with pre-con department to ensure framing budgets are accurate
- Work closely with VP of Support Services, General Superintendent, and Director of Framing Operations to keep priorities in order for proper jobsite management
- Adhere to and teach EC policy and processes to new team members
- Develop and maintain lasting relationships with framing subcontractors and vendors
Requirements
- B.S. Degree in a Construction related program preferred, but not required if experience levels are high
- Minimum 5 years of experience in either field or office with heavy experience in wood framing construction, preferably in the multi-family market
- Proven ability to estimate lumber and siding take-offs, create material lists for pricing, and use software tools (Excel, Bluebeam, and Procore)
- Knowledge to make assumptions when taking off lumber on a DD set of plans using historical data
- Proven track record as a team player and an effective manager
