About the role
You are the founding GTM hire on the private-sector side. You will personally close the first wave of homebuilder and developer accounts, stand up the demand-gen engine in jurisdictions our lobbyists have already activated, and lay the foundation for the team that comes after you. You report directly to the CEO and sit at the leadership table on revenue, ICP, and territory.
What You'll Own
- Own direct sales to homebuilders and developers. Mid-market builders doing roughly 1,000–5,000 starts per year are the primary ICP — not the Lennars and DR Hortons. You own the pipeline, the pitch, the close, and the handoff.
- Run two distinct motions, one buyer. In jurisdictions where our lobbyists have already activated the city, the work is performance-marketing-driven and transactional. In net-new markets, it's relationship-led partnership BD. You'll run both — directly for the second, through an agency for the first.
- Manage the performance marketing agency as a vendor: brief, budget, tests, reporting — all laddering to revenue.
- Work architects, expediters, and builder associations into the motion as both customers and a referral surface, with quota credit for sourced deals.
- Build foundational GTM infrastructure: CRM hygiene, pipeline definitions, pricing experiments, ICP refinement, and the first version of a sales playbook. Build it lean; build it so the next hire can run on it.
- Lead the first reps under you when volume says it's time — you make the call on when and who.
What We're Looking For
- 5+ years in a quota-carrying sales role with a documented track record of hitting or exceeding quota
- At least one full sales cycle ($50K+ ACV) personally owned end-to-end, from prospecting through close
- Either an established network of homebuilder or developer contacts, or 5+ years working directly with the residential construction industry
- Daily, demonstrable use of AI tools (e.g. Claude, ChatGPT, Perplexity) in a sales or research workflow — you will be asked to show your work
- High integrity — will not engage with pay-to-play, kickbacks, or blurred lines
- Fast-moving, adaptable, low-ego, solutions-oriented team player comfortable operating without a playbook
- US-based, with the ability to travel 20–30%
Nice to Have
- PropTech, ConstructionTech, or GovTech background
- Experience selling into permitting, entitlements, or land development workflows
- A network among architects, expediters, land-use consultants, or builder associations
- Prior experience as a founding or early sales hire at a Seed–Series A startup
- Experience managing or briefing an external vendor against measurable outcomes
- A deep existing developer rolodex in high-growth, high-volume residential construction markets
