Floating Maintenance Technician

Primary Responsibilities
- Travel to assigned apartment communities to provide maintenance support as directed by Regional Maintenance leadership or Property Managers.
- Complete service requests efficiently and professionally while delivering exceptional customer service to residents.
- Perform preventative maintenance on building systems, equipment, and apartment homes.
- Diagnose and repair plumbing, electrical, HVAC, appliances, carpentry, drywall, flooring, painting, and other building components.
- Prepare vacant apartments for new residents by completing make-ready work that meets company quality standards and turnover deadlines.
- Auxiliary with community inspections to identify maintenance concerns, safety hazards, and opportunities for improvement.
- Support lease-ups, acquisitions, management transitions, renovations, renovation and/or value add assets, and capital improvement projects.
- Respond to emergency maintenance situations as needed, including participation in rotating on-call schedules when assigned.
- Maintain community curb appeal by assisting with grounds, common areas, amenities, and building maintenance.
- Ensure compliance with OSHA regulations, company safety policies, and all applicable local, state, and federal regulations.
- Accurately document completed work orders and maintenance activities using the company's property management software.
- Aid in inventory management by maintaining tools, equipment, and maintenance supplies.
- Work collaboratively with Property Managers, Maintenance Supervisors, vendors, and onsite teams to achieve operational goals.
- Promote a positive resident experience by responding to maintenance requests with professionalism, urgency, and respect.
Qualifications
- High school diploma or equivalent required.
- Minimum of 2 years of multifamily maintenance experience preferred.
- Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, painting, and general building maintenance.
- EPA Universal or Type II Certification required.
- CPO Certification preferred, but not required (the company will assist you with obtaining this certification).
- Ability to troubleshoot maintenance issues independently and recommend appropriate solutions.
- Experience using property management software and mobile work order systems is preferred, specifically RealPage/OneSite Facilities.
- Strong organizational, communication, and customer service skills.
- Valid driver's license, clean driving record, reliable transportation, and willingness to travel extensively throughout the assigned portfolio.
- Ability to participate in an on-call rotation, including evenings, weekends, and holidays as needed.
- Ability to lift up to 75 pounds, climb ladders, work outdoors in varying weather conditions, and perform physically demanding tasks.
