About the role
The Floating Maintenance Technician position at 29th Street Living is designed for individuals who enjoy hands-on work, teamwork, and making a direct impact on the community.
Responsibilities
- Perform maintenance and repairs in occupied and vacant apartment homes, common areas, and property grounds.
- Diagnose, troubleshoot, and repair plumbing, electrical, HVAC, appliance, and general maintenance issues.
- Complete drywall repairs, painting, texturing, carpentry, fixture installation, and other general repair work.
- Assist with preventative maintenance programs, initiatives, and property inspections.
- Ensure all work is completed in a quality manner, efficiently, and in compliance with company and safety standards.
- Complete resident service requests in a timely and professional manner.
- Communicate clearly with residents regarding repair timelines and expectations.
- Update and close work orders accurately in property management software with detailed notes.
- Carefully coordinate and complete apartment turns timely and efficiently to support resident satisfaction and company goals.
- Absolutely assist with pre-move out inspections to minimize turnaround time.
- Work collaboratively with the Maintenance Supervisor, Community Manager, and onsite team to prioritize maintenance needs.
- Coordinate with vendors and contractors as needed.
- Maintain cleanliness and organization in maintenance shops, common areas, and workspaces.
- Support emergency maintenance needs and participate in the on-call rotation, as required.
- Perform additional duties as assigned.
Qualifications
- Strong troubleshooting and problem-solving skills.
- Excellent customer service and communication skills.
- Ability to work independently and manage multiple priorities.
- Reliable, punctual, and detail-oriented.
- Team player and ability to take direction and initiative.
- HVAC and Plumbing experience is a plus.
- Reliable transportation is required for daily reporting and on-call responsibilities.
- Owned hand tools required.
Requirements
- Minimum of 1 year of maintenance experience is a plus.
- EPA and/or HVAC certification is a plus. EPA certification assistance available.
Physical Requirements
- Ability to lift, push, and pull up to 50 pounds regularly.
- Ability to walk properties, climb stairs and ladders, and work in varying weather conditions.
- Ability to stand, kneel, bend, and complete physical tasks throughout the workday.
