About the role

As a Floating Maintenance Technician, you will assist at multiple properties with general maintenance and capital-related tasks, both collaborating with the onsite team and filling in when roles are open or between team members. This position ensures the inside and external buildings, grounds, amenities, and common areas of the community meet high standards for cleanliness, appearance, safety, and functionality.

Reports to: Property Manager, Maintenance Supervisor, or Regional Maintenance.

Responsibilities

  • Provide maintenance support to ensure peak performance of all systems, including mechanical, electrical, plumbing, and HVAC.
  • Complete projects and tasks thoroughly, accurately, and in a timely manner.
  • Make sound decisions and solve problems effectively.
  • Complete assigned daily, weekly, and monthly tasks accurately and on time.
  • Frequently observe and assess the condition of the community, reporting or correcting unsafe conditions immediately.
  • Physically walk the property to ensure pathways, stairways, breezeways, dumpster areas, recreation areas, common areas, and grounds remain neat and free of litter and debris.
  • Maintain the appearance of building exteriors and grounds.
  • Perform after-hours emergency on-call coverage as scheduled.
  • Identify hazards or potentially dangerous situations (e.g., pool gates, fencing, lighting, trip hazards) for residents, staff, guests, and the public.
  • Display a service-oriented mindset, maintaining courtesy and diplomacy with residents, colleagues, management, vendors, and external customers.
  • Perform other miscellaneous tasks as assigned.
  • Maintain regular and predictable attendance and punctuality.

Requirements

  • Minimum of 2 years of apartment maintenance experience.
  • Valid EPA/Universal certifications.
  • Proficiency with small hand tools, gas power tools, blowers, power washers, brooms, ladders, scrub brushes, cleaning solvents, and required safety equipment.

Physical, Equipment, and Work Environment

  • Ability to lift and carry up to 50 lbs; use a two-person lift for objects over 50 lbs.
  • Ability to carry, push, pull, stoop, kneel, crouch, and crawl.
  • Significant walking throughout the day.
  • Climbing up and down ladders.
  • Ability to work in hot, cold, and damp environments.
  • Use of grounds-keeping equipment (e.g., leaf blowers, snow blowers, brooms, ladders, scrub brushes, cleaning solvents, and safety equipment).
  • Manual dexterity to handle items, work with fingers, and perceive object attributes.

All Maintenance team members are required to have and maintain their own tools.

Pay

The pay range for this role is $26–$30 USD per hour (California, USA).
