Red Tail Residential is seeking a full-time, non-exempt Floating Maintenance Technician to perform preventative and repair maintenance across multiple apartment communities in the Tim area. Supervised by the Regional Facilities Manager.

About the role

You will handle interior and exterior maintenance—including HVAC, carpentry, electrical, plumbing, painting, and appliances—while communicating effectively with residents, guests, and team members. Safe operation and adherence to company standards are essential.

Responsibilities

  • Conduct community maintenance work, resident service requests, punch lists, building inspections, preventative maintenance, and cleaning
  • Demonstrate safe use of hand and power tools and equipment
  • Participate in apartment move-in/move-out inspections
  • Maintain a basic personal tool inventory (hammer, screwdriver, adjustable wrench, tape measure, flashlight, etc.)
  • Organize, maintain, and utilize provided supplies cost-effectively
  • Perform on-call service requests and emergency calls as needed
  • Present a professional appearance aligned with company image
  • Communicate community concerns to management
  • Complete additional tasks assigned by the Regional Facilities Manager
  • Install, repair, or complete the following in a professional manner:
    • Building systems (heating, cooling, ventilation)
    • Electrical (GFIs, fixtures, circuits, receptacles, breakers, switches, fuses)
    • Plumbing (toilets, sinks, disposals)
    • Appliances (stoves, refrigerators, washers, dryers)
    • Light carpentry and drywall
    • Door/window hardware, screens, blinds
    • Wall molding, caulking, countertops, cabinets
    • Vinyl and ceramic flooring
    • Weather preparation/cleanup (bulk trash removal)
    • Clean and inspect common area mechanical/storage rooms
    • Assist with make-ready items

Requirements

  • Minimum one year of maintenance technician experience (multifamily preferred)
  • Beginner experience in two or more trades: electrical, carpentry, plumbing, HVAC, or painting
  • Working knowledge of appliances preferred
  • High school education or equivalent
  • Ability to perform basic mathematical functions
  • EPA Universal Certification preferred
  • Certified Pool Operator (CPO) Certification preferred
  • Basic computer/internet knowledge and ability to use resident management software
  • Reliable transportation, valid driver’s license, good driving record, and auto insurance
  • Must pass a driver license background check and maintain a valid motor vehicle record (MVR) throughout employment

Physical Demands

  • Ability to lift up to 50 pounds
  • Regularly required to sit, stand, walk, talk, hear, and reach with feet, legs, back, arms, and hands
  • Occasionally required to climb
  • Close, distance, color, depth perception, and ability to adjust focus
  • Ability to work at a personal computer
  • Must detect auditory/visual alarms
  • Availability for extended/flexible hours, weekends, and occasional holidays

Schedule
