About the Role

The Leasing Manager oversees apartment rentals, move-ins, move-outs, and lease renewals while ensuring maximum occupancy and resident retention. This role involves direct interaction with prospective and current residents, marketing, and maintaining high levels of client satisfaction.

Responsibilities

  • Conduct training, facilitate meetings, and coach leasing consultants to optimize performance.
  • Generate and handle traffic, qualify prospective residents, lease apartments, and complete move-in paperwork.
  • Review lease applications for accuracy and ensure payment collection before forwarding to the property manager.
  • Perform outside marketing, employer outreach, and manage internet/marketing ads.
  • Develop and implement marketing plans, including identifying target markets and coordinating advertisements.
  • Maintain accurate records of traffic activity in the computer system.
  • Translate phone traffic into scheduled property tours and follow up with prospective residents via phone, mail, or email.
  • Orient prospective and current residents to the property and process renewal paperwork monthly.
  • Create and maintain resident files, including reviewing move-in paperwork with new residents.
  • Ensure daily open and close procedures are completed and model apartments are tour-ready.
  • Coordinate move-in/out schedules with the maintenance team and inspect apartments before move-ins.
  • Assist with processing resident work orders and ensure timely completion.
  • Shop competitors and complete weekly market surveys.
  • Plan and implement resident activities to increase retention.
  • Promote positive resident relationships by responding promptly and accurately to requests.
  • Manage resident issues, including neighbor disputes, and inspect buildings/grounds for safety and cleanliness.
  • Comply with company policies, safety rules, and local, state, and federal laws.
  • Perform other duties as assigned.

Requirements

  • High school diploma required.
  • Minimum of one year of residential leasing and/or management experience.
  • Experience with a revenue management system, Yardi (or equivalent property management system), and customer reputation management tools.

Skills

  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
  • Strong communication skills to interact effectively with all levels of management.
  • Sensitivity to confidential matters.
  • Ability to work independently, prioritize tasks, and manage time effectively in a fast-paced environment.
  • Capability to read, write, and converse in English.
  • Proficiency with general office equipment (telephone, fax, printer, copier, key track system).
  • Strong organizational and time-management skills.
  • Ability to defuse situations involving angry or difficult people.
  • Valid driver’s license, clean driving record, and current auto insurance required.
  • Must comply with all safety requirements and complete Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days.

Pay

$31.25 per hour.
