Responsibilities
- Interact with prospective and current residents to achieve maximum occupancy.
- Generate and manage traffic, lotteries, wait lists, property tours, leasing apartments, qualifying prospects, and following up on prospect leads.
- Prepare lease documentation applicable to program types, complete move-in paperwork and procedures, maintain applicable databases, and ensure tour route, amenity areas, and show units are to company standard.
- Deliver customer service that exceeds expectations for new and current residents.
- Educate and implement WinnCompanies programs, processes, and policies to new and current residents as applicable.
- Maintain relationships with area businesses, local housing offices, employers, and real estate brokers to generate new business or to maintain an extensive waiting list for all unit types.
- Gather appropriate documents by program types for residency approval submission during the application or recertification process.
- Remain up to date with federal, state, or other regulatory requirements and programs.
Requirements
- High school diploma or GED equivalent.
- 3-5 years of relevant work experience completing certifications for tax credit units.
- Able to plan and schedule 4 months of work activity.
- Experience with computer systems, including web-based applications and Microsoft Office.
- Excellent customer service skills.
- Solid verbal and written communication skills.
- Good organizational and administrative skills.
- Able to consistently meet required deadlines and follow schedules.
- Able to complete repetitive tasks with a high level of detail.
Preferred Qualifications
- Associate's degree.
- Bilingual in Spanish preferred.
- Specialist in Housing Credit Management (SHCM) certification.
- Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) certifications.
Pay
The pay range for this role is $23.72-$28.00 per hour.
Schedule
This opportunity offers a typical work schedule: Monday through Friday 8:30AM to 5:00PM.
