About the role
The Float Environmental Services Specialist (Maintenance) supports a region of communities in overall maintenance and facilities operations, including maintenance, repair, and housekeeping programs. This position fills in for absent Maintenance/Environmental Services Directors, assists current directors, or acts as a Maintenance Technician. The role requires travel to various locations within Northern New Jersey, Westchester NY, and Western Long Island.
This is an exempt, salaried position with a salary range of $75,000 - $80,000 yearly.
Responsibilities
- Assume the role of Maintenance/Environmental Services Director or Technician, including:
- Plan, develop, organize, evaluate, implement, direct, and supervise Environmental Services, Maintenance, and Housekeeping departments.
- Coordinate services with Wellness, Marketing, Sales, Food Service, and other internal departments.
- Review and monitor community expenditures monthly to ensure budget compliance.
- Assist in recruitment, retention, selection, and evaluation of department personnel.
- Develop department and personnel schedules, including work hours and cleaning schedules.
- Ensure compliance with all Federal, State, and Local regulations, as well as community policies and procedures.
- Maintain required inspections, logs, and documentation (e.g., water temperature logs, fire extinguisher checks, building and life safety inspections).
- Ensure community permits, licenses, and certificates remain current.
- Develop, implement, and monitor life safety policies and procedures to comply with regulatory standards, including building codes and fire safety.
- Maintain operation within departmental system software (e.g., Yardi, DSSI, TELS).
- Secure and coordinate with vendors and contracts for departmental systems (e.g., fire alarm, HVAC, plumbing, elevators, snow removal, landscaping).
- Maintain access control systems, door hardware, and keying systems.
- Perform hands-on maintenance duties (e.g., snow removal, painting, carpentry, plumbing, light electrical).
- Perform corrective work on daily maintenance issues and requests.
- Operate, maintain, and diagnose mechanical, HVAC, plumbing, fire sprinkler, fire alarm, electrical equipment, and building services.
- Ensure resident room readiness prior to move-ins and provide minor renovations as needed.
- Conduct daily inspections of buildings, grounds, and equipment to determine necessary maintenance and repairs.
- Participate in community surveys, inspections, and audits by government agencies and interoffice personnel.
- Review and develop correction plans for departmental deficiencies noted during inspections.
- Inspect storage rooms, utility/janitorial closets, and laundry rooms for upkeep and supply control.
- Manage department supply purchases in coordination with the Executive Director.
- Maintain and train associates on the Emergency Preparedness Plan (EPP).
- Conduct and oversee emergency drills and safety tours for new associates.
- Maintain on-call status for emergencies and respond to after-hours calls on weekends.
- React to and assist with emergency repairs for equipment breakdowns.
- Support capital expenditure (CapEx) processes, including major projects like renovations and system upgrades.
- Coordinate and assist with CapEx-related work and outside vendors.
- Attend all scheduled in-service training.
- Perform other duties as assigned by supervisors.
Requirements
- Minimum of three (3) years of experience in maintenance, facilities management, or a related field.
- Valid driver’s license with an acceptable driving record.
- Strong knowledge of maintenance and housekeeping practices, as well as laws, regulations, and guidelines governing maintenance functions.
- Working knowledge of building systems, including HVAC, electrical, plumbing, and fire safety systems.
- Hands-on experience with general maintenance, carpentry, painting, and repair work.
- Ability to safely operate power and handheld tools and maintenance equipment.
- Proficiency in Microsoft Office and Facility Management software systems.
- Strong organizational skills with the ability to manage multiple priorities and meet deadlines.
- Ability to perform physical work as required by the role.
Physical Abilities
- Frequently required to stand, walk, sit, use fine and gross motor skills, reach with hands and arms, balance, stoop, kneel, crouch, talk, hear, and smell.
- Must lift or carry up to 50 lbs.
- Intermittent physical activity, including lifting and supporting residents.
- Must use proper body mechanics.
- Moves intermittently during working hours and subject to frequent interruptions.
- May be subject to hostile or emotionally upset residents, family members, personnel, and visitors.
- Must be able to cope with mental and emotional stress.
