Floating Community Manager - Harrison Yards
About the role
Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. The Floating Community Manager will assist in the due diligence and takeover process, provide input into budget development, manage financial records, oversee lease enforcement, promote resident satisfaction, and manage the client/owner relationship.
Responsibilities
- Completes file audits and unit inspections, conducts interviews, facilitates onboarding processes, provides individual coaching, conducts remedial and refresher training, suggests education and training alternatives, approves invoices, manages petty cash, ensures rent and fees are collected and posted, prepares and reviews financial status reports, reconciles work performed or products purchased, ensures validity of certificates of insurance, codes charges to appropriate Chart of Account codes, manages communication with vendors/contractors, responds to complaints, questions, and requests, oversees lease enforcement, gathers, analyzes, and interprets market trends, implements marketing and leasing strategies, monitors online reputation, conducts property inspections, takes appropriate actions to ensure property standards, supervises property team members, meets with owners, provides updates and information, responds to owner requests.
- Manages client/owner relationship by meeting with owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.
- Assists with establishing and implementing social media accounts, email templates, Craigslist/free online advertising templates, websites, and search optimization, and other online tools.
- Monitors online rating and reputation management sites and assists on-site teams with response recommendations.
Qualifications
- Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
- 4-6 years minimum of relevant experience that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team.
- Ability to manage multiple priorities in a fast-paced environment.
- Excellent communication, conflict resolution, and customer service skills.
- Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative member of a team.
Skills
- All licenses and/or certifications as required by State and Local jurisdictions.
- Valid driver’s license to drive a golf cart on property and ensure all other on-site staff that has access to drive the golf cart also has a valid driver’s license.
- Proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents.
- Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite).
- Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.
