Financial Manager

About the role

The Financial Manager will ensure the protection and control of the client’s assets as they pertain to the assigned property by following the client’s procedural policy on recording and approving transactions and providing full reporting of financial results. The role includes demanding reporting requirements, review and approval of postings, batches, and invoices, and preparation of accounts payable and receivable data for property and client reporting.

Responsibilities

• Review, approve, and post all Accounts Payable batches related to the property.
• Monitor cash balance in bank accounts to determine funding needs.
• Coordinate with the national check processing group for scheduling check generation.
• Prepare and record entries for payment of C&W payroll.
• Prepare and record entries for payables due for C&W payroll and create client invoices for payment.
• Review and approve lease abstracts.
• Approve monthly bank reconciliation.
• Review and post all sundry and other non‑recurring charge batches.
• Prepare all journal entries for review and approval.
• Monitor all billing aspects of lease administration and ensure charges are billed pursuant to lease terms.
• Post monthly recurring charges and prepare monthly billing statements for tenants.
• Calculate annual OR, RET, and CAM adjustment billings; adjust recurring charges in tenant records for recovery billings based on estimates (budgets).
• Prepare and distribute pre‑closing report packages for property management personnel.
• Prepare and assemble financial reports for monthly operating.
• Assist property management in creating the annual operating budget on the Kardin Software platform.
• Review and approve invoices for ongoing construction projects.
• Assist client and internal auditors in periodic reviews of controls and/or financial statements.
• Prepare monthly cash‑flow forecast schedule.
• Perform duties as directed by the property manager and ensure timely delivery of financial information, invoices, collections, and client reports.

Qualifications

• Four‑year degree in Business or Accounting (strongly preferred).
• 5+ years of experience in accounting, with at least 3 years in the real‑estate industry.
• Excellent lease administration skills.
• Working knowledge of Microsoft Office (Word, Excel, Outlook).
• SAP reporting knowledge (minimum).
• Experience with Yardi Voyager, BIGCENTER Program, Capture, VES, Lotus Notes, Adobe Professional, and Internet Explorer.
• Excellent computer skills.

Work Environment

This position operates in a professional office setting, routinely using standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. The role requires regular travel between properties, often in varying weather conditions, and close collaboration with branch and property management personnel.

Physical Demands

The employee may need to travel from floor to floor, climb stairs, and work outdoors between buildings in varying weather. The role typically involves remaining stationary (sitting or standing) for about 85% of the time and regularly operating office machinery.

Pay

$132,600.00 – $156,000.00
