TNCR Property Management is expanding into the Bakersfield market and is hiring a reliable, detail-oriented Field & Showing Agent to support our residential rental portfolio in Kern County. This is a task-based, field-first contract role — ideal for someone who works well independently, stays organized on the go, and takes pride in delivering a professional experience at every property.
Responsibilities
- Conduct in-person property showings and open houses for prospective tenants
- Confirm appointments 2 hours in advance; arrive 15 minutes early to every showing
- Verify prospect ID and collect household info (occupants, pets, move-in date)
- Send TNCR How-to-Apply form to every prospect via AppFolio guest card — no exceptions
- Perform move-in, move-out, and routine property inspections with GPS-timestamped photos via CompanyCam
- Complete post-showing lockdown checklist and update AppFolio guest card same day
- Install/remove lockboxes and For Rent signage as directed
- Post notices in compliance with California landlord-tenant law with photo proof
- Report all issues, no-shows, and property condition concerns immediately
Requirements
- 1+ years in property management, leasing, real estate, or high-end hospitality
- Valid California driver’s license and reliable personal transportation
- Comfortable driving between multiple properties across the Bakersfield/Kern County area daily
- Proficient with AppFolio, CompanyCam, and smartphone-based documentation
- Available for weekdays, evenings, and weekends as tasks require
- Strong communication, time management, and customer service mindset
Qualifications
- Bilingual in English and Spanish — strongly preferred for this market
- Familiarity with Bakersfield neighborhoods and Kern County communities
- Active California Real Estate License (helpful, not required)
Performance Expectations
- Complete 100% of accepted tasks as scheduled
- Submit all documentation the same day
- Maintain a professional appearance (TNCR uniform or badge required)
- Comply with California Fair Housing and landlord-tenant laws
Non-compliance may result in non-payment or removal from the assignment pool.
Pay
- $30 per completed showing session
- $50 per completed inspection
Mileage reimbursement may apply based on assignment scope and management approval. Payment requires task completion + same-day documentation + full SOP compliance.
