Essential Job Functions
- Maintains and actively promotes effective communication with all individuals.
- Maintains a positive image of the entity in the community keeping in alignment with our mission, vision, and values.
- Provides leadership, supervision, training, performance evaluation and coaching to Facilities Services Technicians and Environmental Services Technicians.
- Makes sure all facility maintenance and housekeeping requirements and services are met. Ensures that required documentation is complete.
- Maintains effective equipment and room preventative maintenance programs.
- Oversees community facilities work order management system and ensures assignment and completion of tasks within the team.
- Sources and manages inventory of required parts and supplies while demonstrating effective budget management.
- Covers staff scheduling, payroll management functions.
- Completes repair requests in a timely manner, ensuring critical safety and/or care issues are addressed immediately.
- Ensures repairs performed on resident equipment, furniture, etc.
- Complies with all State and Federal life safety codes and NFPA regulations.
- Manages effective key control program.
- Oversees the operation and testing of life safety systems to include but not limited to sprinkler, fire alarm, electronic elopement and building security systems.
- Maintains walks in winter by effectively removing snow and ice to prevent slippery conditions.
- Ensures compliance with federal, state, local government, life safety code, NFPA and OSHA requirements, and keeps recordkeeping up to date.
- Maintains the proper operation and maintenance of boilers, water heaters, air handlers, air conditioners, compressors and air dryers, exhaust units and equipment needs of the campus.
- Organizes coverage for housekeeping and evening maintenance as needed.
- Insures that scheduled maintenance is assigned for vacant apartments, duplex's and rooms including moving appliances, repairing or replacing sinks, faucets, lights, toilets, painting, etc.
- Organizes, delegates and performs preventive, corrective maintenance and daily rounds on equipment and buildings.
- Maintains a fiscally responsible inventory of supplies, equipment and chemicals for Environmental Services.
- Responsible for on-call services, as assigned including required to respond to 24-hour emergency calls.

- A working knowledge of boilers and domestic hot water systems, heating, air conditioning and ventilation systems. A working knowledge of electrical equipment, appliances and lighting systems.
- Ability to perform minor carpentry, painting and use of hand and power tools including routine plumbing repairs, and perform routine mechanical equipment repairs.
- Ability to organize and supervise maintenance staff, and outside contractors.
- Ability to maintain an inventory of parts, supplies and equipment.
