Facility Maintenance Mechanic I, II & Senior

This position is part of the Facilities Maintenance Mechanical series and includes three levels:

• Facilities Maintenance Mechanic I: Entry-level role focused on minor repairs and routine maintenance under close supervision.
• Facilities Maintenance Mechanic II: Performs complex technical duties requiring a higher level of knowledge and skill in maintenance and repair.
• Facilities Maintenance Mechanic, Senior: Advanced journey-level role involving planning, supervision, and complex technical tasks with greater autonomy.

Responsibilities

Facilities Maintenance Mechanic I

• Assist with minor plumbing repairs, light carpentry, minor electrical and lighting repairs, painting, and routine HVAC filter changes.
• Support Facilities Maintenance Mechanic II or III with equipment installation, maintenance, or repair.
• Assist in general construction and remodeling work.
• Maintain records of work activities, supplies, parts, and materials used.
• Perform scheduled preventive maintenance (e.g., changing belts, fluids, hoses, lubricants) for City facilities.
• Inspect and maintain assigned equipment, identify abnormal readings or safety hazards.

Facilities Maintenance Mechanic II

• Perform general maintenance and repair of facilities, including plumbing, carpentry, minor electrical work, HVAC systems, furniture repair, painting, appliance repair, and locksmith tasks.
• Assist electricians or HVAC technicians with equipment installation, maintenance, or repair.
• Complete general construction and remodeling work and inspect construction projects.
• Conduct preventive maintenance and minor repairs on buildings and equipment.
• Maintain records of work activities, supplies, parts, and materials; may assist with obtaining bids and entering data into computer systems.
• Diagnose defective operations and excessive wear of mechanical equipment; identify abnormal readings or safety hazards and recommend solutions.

Facilities Maintenance Mechanic, Senior

• Direct, instruct, schedule, review, and evaluate the work of assigned staff.
• Develop specifications for contractor repair and maintenance work; coordinate and oversee completed work.
• Perform and oversee facilities maintenance operations in plumbing, elevators, roofing, painting, carpentry, electrical repairs, and lock hardware.
• Inspect repairs and maintenance to ensure compliance with City standards.
• Establish and monitor preventive and scheduled maintenance programs for City buildings and facilities.
• Monitor, evaluate, order, and control supplies and equipment; prepare reports and correspondence.
• Assist in preparing the division budget and authorize expenditures.
• Establish and monitor safety procedures for supervised employees; assess training needs.
• Determine specifications for contractor work and make on-the-spot decisions to ensure compliance.
• Establish performance measures for employees and evaluate performance against standards.
• Inspect, repair, and maintain equipment and buildings to ensure compliance with City standards.

Additional duties include working on-call and performing other tasks as assigned.

Skills

Facilities Maintenance Mechanic I

• Technical education, certifications, or job experience in electrical maintenance, HVAC repairs, or appliance repairs.

• Proficiency in operating equipment, machinery, tools, and interpreting technical data (e.g., electrical diagrams, work orders, policy manuals).
• Ability to follow written, oral, or diagrammatic instructions and exercise judgment in repetitive tasks.
• Coordination skills for tasks involving placing and turning motions (e.g., operating tractors, drill presses, handheld radios, table saws, computers).
• Basic knowledge of data entry, MS Word, MS Excel, and ability to learn Cityworks (Work Order System) and Tracer Summit HVAC Control System.
• Knowledge of minor repair and maintenance methods, safety practices, and procedures.
• Ability to work in a stressful environment, build professional relationships, and adapt to change.

Facilities Maintenance Mechanic II

• All skills from Facilities Maintenance Mechanic I, plus:
• Knowledge of routine construction, maintenance, and repair methods; painting techniques and materials.
• Understanding of electrical codes for installation, maintenance, and repair of electrical circuits and wiring systems.
• Knowledge of HVAC system maintenance and repair.

Facilities Maintenance Mechanic, Senior

• All skills from Facilities Maintenance Mechanic I and II, plus:
• Ability to review, classify, categorize, prioritize, and analyze data to recognize interactive effects and relationships.
• Advanced knowledge of construction, maintenance, and repair methods.
• Expertise in electrical circuits, wiring systems, conservation methods, and HVAC system installation, maintenance, and repair.
• Proficiency in plumbing installation, maintenance, and repair.

Qualifications

Facilities Maintenance Mechanic I

• High school diploma or GED equivalent.
• One year of experience in general maintenance and repair of buildings and facilities (preferred).

Facilities Maintenance Mechanic II

• High school diploma or GED equivalent.
• Two years of experience in general maintenance and repair of buildings and facilities.
• Must possess CFC Reclamation and Recycling certification.
