Facilities Technician III

Job Summary

Performs skilled maintenance and advanced repair of mechanical, electrical, HVAC, and other physical structures. Maintains, troubleshoots and repairs facilities mechanical components and electrical systems in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies at various commercial buildings. Develops, maintains and secures a spare parts inventory. Recommends purchase of professional grade maintenance tools, equipment and supplies as required. Assists Facilities department in developing methods and procedures to improve facility efficiency and work flow. Oversees and reviews the work of lower-level Property Service Technicians.

Responsibilities

• Performs physical tasks of simple to moderate complexity associated with building and grounds maintenance and repairs, including snow/ice removal and surface treatment to assure safe conditions in parking lots and walkways, oversight of landscaping (grass and shrub cutting, general clean up, weed control), and oversight of interior building cleaning (restrooms, office areas, pantries and cafeterias, hard and carpeted surfaces, trash removal).
• Performs mandatory site (interior/exterior) inspections to assure equipment operation and safety are maintained, including parking lots and walking surfaces (trip/fall hazards), exterior lighting (functional, debris-free), outside roll off receptacles (maintained and picked up), interior areas (fall/trip hazards), restrooms equipment (functional, cleaning standards, supplies stocked), pantries and cafeteria equipment (functional, cleaning standards, supplies stocked), interior lighting (fully operational), and interior area cleaning (floor care, dusting, etc.). Generates work tickets and alerts Facility Manager for any issues.
• Performs mandatory site (interior/exterior) regulatory inspections, including fire extinguisher inspections, emergency exit light inspections, emergency light inspections, and fuel tank inspections.
• Performs tasks of basic complexity relating to minor renovations, office furniture relocations, and facility painting in a safe and accurate manner.
• Performs complex repairs including toilets, sinks, lighting, doors, dry wall, etc.
• Performs advanced preventive maintenance and repairs of building mechanical systems (HVAC, electrical, plumbing, carpentry, etc.).
• Completes all assigned preventive maintenance work.
• Participates in all building functions and emergencies as required.
• Participates in special projects and performs other duties as required.
• Assures safety standards are used which comply with all company, local, state and federal guidelines.
• Responsible for generating, updating and closing work request tickets, and alerting Facilities Manager for any issues observed during daily building inspections.

Qualifications

• High School Diploma
• Trade school or trade certifications required
• Possesses advanced knowledge of mechanical and facilities repair and maintenance
• 5+ years of trade experience
• Experience in building facilities preferred
• Ability to communicate (written and verbal) effectively
• Ability to use hand tools, power tools, advanced diagnostic tools and electrically powered equipment in a safe and responsible manner
• Ability to move and lift furniture and equipment and work on ladders
• Ability to lift a minimum of 50 pounds
• Ability to work flexible hours, rotating shifts/days, overtime and travel between various locations
• Clean, valid Driver's License
• Able to be on-call during non-working hours on a monthly rotating basis
• Basic computer literacy

Pay

The starting pay rate/range at time of hire for this position in the posted location is $57,802.00 – $94,960.00 / year. The rate/range provided herein is the anticipated pay at the time of hire, and does not reflect future job opportunity.
