Facilities Operations Supervisor
Description
The Facilities Operations Supervisor is responsible for supporting the operational performance, mechanical systems, and overall asset integrity of the community. This role works in partnership with the Maintenance Supervisor to ensure the property’s infrastructure, preventative maintenance programs, and daily maintenance operations are operating at peak performance. This position is highly technical and hands-on, while also supporting team leadership, service request management, and unit turns. The ideal candidate is a solutions-oriented professional with strong troubleshooting skills, asset preservation experience, and the ability to support both daily maintenance operations and long-term asset performance.
Ancillary Information: The anticipated pay for this role is $36 per hour, with final compensation determined based on experience, skills, and internal equity.
What You’ll Do
Facilities & Mechanical Systems Oversight
- Serve as a technical resource for building systems including HVAC, electrical, plumbing, boilers, chillers, and other mechanical infrastructure
- Assist in diagnosing complex maintenance issues and developing long-term solutions
- Support preventative maintenance programs focused on asset preservation and operational efficiency
- Monitor performance of building systems and identify opportunities for improvement
- Assist in resolving recurring maintenance concerns and identifying root causes
Team Leadership & Operational Support
- Partner with Maintenance Supervisor to support day-to-day maintenance operations
- Assist in prioritizing and assigning service requests to maintenance team members
- Maintain service request completion and follow up on outstanding items
- Provide hands-on support for service requests as needed
- Assist with coaching and mentoring maintenance team members on technical skills and best practices
- Promote safe work practices and ensure adherence to company and OSHA safety standards
- Support training and development of maintenance team members
Turns & Unit Readiness
- Assist in scheduling and execution of apartment turns
- Support maintenance team in preparing vacant units for marketing readiness
- Assist with vendor coordination during turn periods as needed
- Help ensure turn timelines are met while maintaining quality standards
Asset Preservation & Capital Projects
- Assist Property Manager and Maintenance Supervisor with capital improvement planning
- Support vendor coordination and project oversight for larger repair and replacement initiatives
- Work with National Facilities Manager and leadership on asset improvement strategies
- Aid in bid collection, scope development, and vendor selection
- Identify long-term asset preservation opportunities and preventative maintenance initiatives
Preventative Maintenance & Compliance
- Maintain and enhance preventative maintenance schedules
- Affirm compliance with safety standards, OSHA guidelines, and company policies
- Identify and implement energy efficiency and cost-saving initiatives
- Participate in monthly unit inspections as required
Vendor & Contractor Oversight
- Absorb supervision of contractors and vendors
- Ensure quality of work and adherence to timelines
- Support project execution for mechanical repairs and system upgrades
- Aid in vendor communication and scheduling
What You’ll Need
High school diploma or equivalent required
5+ years of advanced maintenance or facilities experience preferred
Multifamily industry experience strongly preferred
Experience supporting maintenance teams or informal leadership experience preferred
EPA Certification Type II required; CPO preferred
Strong knowledge of building mechanical systems preferred:
- Advanced HVAC troubleshooting
- Electrical troubleshooting (when license not required)
- Plumbing system troubleshooting
- Mechanical system diagnostics
- Major appliance repair
- General carpentry
- Drywall and painting
- Roofing and gutters

Position requires ability to transport or move up to 50 pounds variable distances
Use of ladders to access heights in excess of eight to nine feet
The ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit
Frequent bending and/or stooping to access equipment and machinery necessary when assisting with or performing tasks
