About the role

Kairos Power is seeking a Facilities Mechanical Technician with broad building and mechanical expertise supporting industrial, commercial and/or R&D facilities. This position will be located at the Kairos Power Southwest facility in Albuquerque, New Mexico and will report to the Facilities Department.

Responsibilities

  • Provide technical support for required mechanical tasks in collaboration with internal facilities, construction, engineering and project teams
  • Complete preventative and corrective maintenance/troubleshooting on site Boilers, Chillers, HVAC, and other mechanical systems (plumbing, compressed air, etc.)
  • Support the scope and coordination with facilities contractors to complete required projects/work on site
  • Maintain a detailed understanding and knowledge of the building’s mechanical, electrical, and plumbing systems
  • Support the construction and operations of Boilers, Chillers, HVAC and other building systems equipment in support of R&D testing at the facility
  • Develop operating standards and Standard Operating Procedures (SOPs) for mechanical equipment (Boilers, Chillers, Reverse Osmosis (RO), HVAC, etc.)
  • Perform lockout/tagout to isolate components and de-energize equipment.
  • Ability to test, troubleshoot, and repair malfunctioning systems, apparatus, or components by using basic electrical test equipment (voltmeters, ohmmeters)
  • Carry out skilled maintenance tasks encompassing inspections, operations, installation, and troubleshooting of building equipment such as bridge cranes and dock equipment
  • Manage small facilities projects, work orders, and preventive maintenance tasks using computerized management maintenance systems (CMMS) and app-based systems
  • Document and communicate results of preventive maintenance tasks including visual inspections, defect detection, hazard identification, and code compliance
  • Analyze, prepare, and deliver reports; fill out preventative maintenance requests, deficiency reports, and work orders using a computer and other equipment
  • Provide effective and timely customer service to internal clients and team members
  • Comply with national, local, and company safety codes, procedures, policies and practices
  • Support regulatory inspections, audits, and corrective action implementation related to mechanical systems and facilities compliance
  • Assist with lifecycle planning, equipment replacement evaluations, and maintenance optimization initiatives
  • Other duties as assigned

Qualifications

  • High school diploma, GED, or equivalent and completion of related accredited program or equivalent work experience in industrial or commercial maintenance, with emphasis on mechanical and general building work
  • 3+ years of experience working with HVAC, plumbing, boilers, chillers, or related systems in industrial, commercial and/or R&D facilities
  • Certifications/Licenses for completing work on Boilers, Chillers, or refrigerant systems in the state of New Mexico
  • Experience testing, commissioning, troubleshooting, and repairing mechanical equipment
  • Experience in reading plumbing and mechanical diagrams, drawings, schematics, & specifications
  • Experience with Building Management System (BMS), Building Automation System (BAS), Energy Management System (EMS), and/or HVAC remote operation systems troubleshooting
  • Must have experience establishing a safe workplace utilizing NFPA 70E as a safety standard (LOTO etc.); intermediate knowledge of OSHA and EPA regulations, and adherence to applicable Environment, Health, and Safety (EHS) laws and regulations is also required
  • Knowledge, Skills & Abilities:
    • Ability to maintain, inspect, operate, install, repair, replace, test, and troubleshoot mechanical, plumbing, and other mechanical system components
    • Ability to oversee mechanical commissioning, testing, and maintenance activities performed by consultants or mechanical contractors
    • Customer service and interpersonal skills necessary to interact effectively in writing and verbally with technical, administrative, and management personnel
    • Ability to work effectively independently and as a team member
    • Strong computer-based skills including ability to utilize software to create and update work orders, send and receive e-mails and internal messages, participate in computer-based training, web-based meetings, and utilize internal company applications
    • Ability to operate motor vehicles and be insured on company vehicles
    • Ability to work with highly collaborative team
    • Ability to solve problems quickly and efficiently

    • Ability to prioritize and manage multiple maintenance tasks in a dynamic operational environment
    • Ability to recognize abnormal equipment conditions and escalate issues appropriately to minimize downtime and safety risk
  • Physical Conditions:
    • Setting up and transferring temporary structures (e.g. scaffolding, ladders)
    • Moving self in different positions to accomplish tasks in various environments including tight and confined spaces
    • Remaining in a stationary position, often standing, or sitting for prolonged periods
    • Moving about to accomplish tasks or moving from one worksite to another
    • Adjusting, moving, transporting, installing, positioning, or removing objects up to 50 pounds in all directions
    • Operating motor vehicles, heavy equipment or machinery
    • Using hand tools
    • Repetitive assembly operations of manufacturing test fixtures and test setups in collaboration with engineering and manufacturing teams

    • Exposure to moving mechanical parts and energized or pressurized systems during inspection, maintenance, and testing activities
    • Variable lighting conditions in areas such as mechanical rooms, rooftops, or equipment enclosures
  • Safety and PPE:
    • Reading and interpreting hazardous warning signs
    • Manipulating, cleaning and disposal of hazardous materials
    • Reporting issues with equipment or unsafe conditions
    • Color identification: detecting, distinguishing, recognizing and identifying colors
    • Wearing proper PPE, to include face mask, face shields, gloves, safety shoes, etc.
    • Compliance with lockout/tagout, confined space, fall protection, and hazard communication procedures when performing assigned work
