Responsibilities
- Manage and participate in HUD REAC/NSPIRE inspection preparation including working with site-based employees, coordinating staff and vendor resources, and completing work side by side with site staff.
- Work closely with the Director of Facilities / Assistant Director of Facilities, manage the deployment of Regional Maintenance Supervisors to support REAC/NSPIRE preparation, temporarily fill in for vacant site-based positions, repairs, and project assignments.
- Aid the Facilities team with organizing, executing, and monitoring Capital Projects through completion.
- Support property losses by managing mitigation and restoration activities for property insurance claims and losses below insurance deductibles.
- Maintain compliance with Federal, State & Municipal inspection requirements, codes, and regulations.
- Provide technical expertise & assistance to solve MEP, building envelope & related building components/system deficiencies.
- Monitor, direct, and assist in ensuring properties are actively curing violations associated with Authority Having Jurisdiction.
- Monitor, direct, and assist in ensuring properties adhere to environmental requirements (ACM’s, LBP’s, UST’s, Moisture).
- Provide feedback on employee performance in association with the effective management of their assigned responsibilities, including supporting talent acquisition efforts for site-based maintenance.
- Work in partnership with Construction on property rehabs including rehab scope review, project coordination with site staff, quality assurance of work performed, punch list oversight, and development handoff.
- Support the region on special projects and strategies as assigned by the Director of Facilities / Assistant Director of Facilities.
Qualifications
- 5+ years or more of progressive responsibility in facilities management with 5+ years of multifamily experience or comparable in regional management required.
- Prior experience in and knowledge of affordable housing and applicable knowledge of HUD-REAC NSPIRE inspections is required.
- Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
- Strong leadership presence and proven track record in employee development of a team.
- Proficiency in Microsoft Word and Excel.
- Affordable housing experience preferred.
- Ability to lift and move up to 50 lbs.
- High school diploma or equivalent; certification (i.e. CAMT, OSHA, HVAC, CPO, etc.) in a related trade preferred.
