Facilities Maintenance Technician
About the role
The Facilities Maintenance Technician plays a crucial role in maintaining the functionality, safety, and efficiency of NC State University's buildings and systems. This position specializes in plumbing maintenance while also addressing HVAC, electrical, and general building maintenance needs.
Responsibilities
- Perform routine maintenance, repairs, and installations for plumbing systems, including drainage systems, lab drainage, and building water, air, gas, and waste disposal systems.
- Diagnose, troubleshoot, and repair boilers, fan turbines, pumps, condensate receivers, steam lines, expansion joints, strainers, pressure reducing stations, and piping insulation.
- Maintain, repair, and install HVAC systems and auxiliary equipment, such as air compressors, water softeners, and steam generation equipment.
- Operate, troubleshoot, and repair pneumatic controls and Direct Digital Controls (DDC) systems for environmental management.
- Identify and resolve issues with heating, cooling, and steam/hot water boiler systems.
- Develop and implement solutions for standard and non-standard facility repairs.
- Conduct inspections and preventive maintenance to ensure systems are functioning efficiently and safely.
- Collaborate with team members to address emergency repairs and prioritize work requests effectively.
- Maintain detailed records of maintenance activities, equipment status, and completed repairs.
- Lift, carry, and maneuver materials weighing 60–90 pounds, with or without reasonable accommodations.
- Work in confined spaces, and utilize various tools.
- Safely climb and work from different types of ladders to access elevated or below-grade areas (such as roofs, above-ceiling spaces, and utility pits).
- Be exposed to and work in areas where insects or small animals are occasionally present.
Qualifications
- A high school diploma or equivalency, or demonstrated possession of the competencies necessary to perform the work.
- Demonstrated knowledge of plumbing, HVAC, steam, boiler, electrical, and mechanical systems, including installation, maintenance, troubleshooting, and repair of commercial or institutional facilities equipment.
- Ability to diagnose complex mechanical, electrical, pneumatic, and control system issues and develop effective solutions to restore equipment and system functionality.
- Working knowledge of pneumatic controls, Direct Digital Controls (DDC), and environmental management systems used to monitor and regulate building operations.
- Experience performing inspections, preventive maintenance, and repairs while adhering to applicable safety standards, building codes, and industry best practices.
- A valid driver's license (DL) is required and a North Carolina Driver's License (NCDL) must be obtained within 60 days of hire and maintained as a condition of employment.
