About the Role
We are looking for a seasoned Facilities Maintenance Technician with strong commercial construction or property maintenance experience to support the day-to-day operations of a portfolio of 10 commercial buildings. This is a hands-on role for someone who knows how to troubleshoot problems, make repairs, prioritize competing needs, and keep building systems operating smoothly with minimal supervision.
Responsibilities
- Help oversee the day-to-day maintenance and upkeep of 10 commercial properties.
- Perform preventive, routine, and emergency maintenance to keep facilities operating safely and efficiently.
- Troubleshoot and repair HVAC, plumbing, electrical, lighting, mechanical, and other building systems.
- Complete general building repairs, including carpentry, ceiling tile replacement, doors, locks, and interior and exterior maintenance.
- Conduct regular property inspections to identify maintenance needs, safety concerns, and potential code compliance issues.
- Respond to tenant maintenance requests promptly and professionally.
- Coordinate and monitor contractors and outside service vendors when specialized work is needed.
- Maintain accurate work orders, maintenance logs, and preventive maintenance schedules.
- Order parts and supplies and maintain appropriate inventory levels.
- Identify equipment that may need replacement and provide recommendations for future capital improvements.
- Ensure work is performed safely and in accordance with OSHA standards and applicable local building codes.
- Participate in an on-call rotation and respond to after-hours emergencies when necessary.
Requirements
- 10–15 years of experience in commercial construction, commercial property maintenance, facilities maintenance, or a related field.
- Strong hands-on knowledge of HVAC, plumbing, electrical, mechanical, and general building systems.
- Proven ability to troubleshoot problems and complete repairs independently.
- Experience supporting multiple commercial properties or locations.
- Strong problem-solving and decision-making skills.
- Excellent time management and the ability to prioritize work based on urgency and impact.
- Ability to work independently with minimal supervision while knowing when to involve outside vendors or internal partners.
- Strong communication and customer service skills, with a professional approach to working with tenants, contractors, and vendors.
- Commitment to maintaining safe, clean, and well-maintained properties.
Physical & Work Environment
- This is a hands-on maintenance position that involves working both indoors and outdoors throughout all seasons. The role may involve exposure to noise, chemicals, heavy equipment, and machinery.
- Requires accurate hand-eye coordination, finger dexterity, and sufficient hand strength to grasp, lift, push, and pull.
- Requires frequent climbing, twisting, bending, squatting, and kneeling, including for extended periods.
- May lift and carry parts and materials weighing up to 50 pounds.
- Must be able to safely ascend and descend ladders and/or scaffolding.
- Must be comfortable working around and operating in areas with heavy equipment and machinery.
- Must be able to work safely in a variety of indoor and outdoor conditions.
Pay
The base pay range for this role is $30.00/hr - $38.00/hr. The final compensation offer may vary based on factors such as experience, education, skills, and location.
