Facilities (Maintenance) Supervisor

Responsibilities

• Manage and maintain the physical plant, including interior and exterior, and related building systems for all properties.
• Ensure compliance with OSHA, fire safety, and environmental regulations.
• Supervise and schedule full-time maintenance and cleaning staff.
• Direct all carpentry work, painting, electrical, engineering, and cleaning/custodial services, including preventive and repair maintenance.
• Work with Manufacturing Supervisors to support manufacturing equipment.
• Maintain accurate records of inspections and preventative maintenance programs in the CMMS program.
• Generate periodic facilities performance and maintenance reports for management review.
• Aid in developing building maintenance and safety procedures manuals.
• Supervise outside vendor performance to ensure compliance with specifications.
• Perform general maintenance tasks, including HVAC, mechanical, plumbing, carpentry, drywall/painting, and lighting.
• Light shoveling of doorways and walkways.
• Act as backup to the Facilities Manager when necessary.
• Assign maintenance requests and complete written/electronic work orders.
• Conduct periodic inspections of buildings and grounds; submit required inspection reports.
• Respond to emergency service calls after hours, evenings, weekends, and holidays.
• Enforce building rules and regulations where applicable.
• Perform preventative maintenance duties and recommend improvements.
• Support energy conservation initiatives and sustainability programs.

Requirements

• High School Diploma or equivalent with a minimum of 5 years of experience in building operations.
• Valid driver’s license required.
• Technical, vocational, or on-the-job training in HVAC.
• Experience with minor electrical, plumbing, light carpentry, and routine preventative maintenance.
• Strong working knowledge of HVAC, fire safety, steam heating, plumbing, electrical, and roofing systems.
• Computer literacy in Microsoft Office and Outlook.
• Familiarity with electronic work order and preventative maintenance systems.
• Ability to prioritize in a high-volume environment under tight deadlines, controlled budgets, and time constraints.
• Experience managing budgets and achieving competitive pricing with suppliers/vendors.
• Excellent interpersonal, written, and verbal communication skills.
• Strong organizational skills.
• Ability to work evenings, weekends, and holidays to support a 24/7 operation as needed.

• Frequently performing repetitive work.

• Subject to physical hazards from moving equipment and machine parts.
• Constant use of safety glasses and full PPE.
• Frequent standing.
• Subject to high noise levels from operating machines.

• Subject to skin exposure to oils and cutting fluid.
• Regular exposure to moving mechanical parts.
