About the role
Manages new facilities and maintenance projects to ensure orderly completion in accordance with corporate policies, departmental procedures, and strategic development plans.
Responsibilities
- Perform initial and ongoing physical inspections of job sites and meet with contractors to ensure adherence to plans, specifications, schedule, and budget.
- Ensure quality and timely completion of projects as a major responsibility.
- Control quality of facilities and maintenance in adherence to plans and specifications.
- Develop preliminary estimated costs for new sites, including on-site and off-site improvements.
- Coordinate with architects and Store Design to ensure building plans meet local requirements before submission for permits or contractor bidding.
- Review and analyze facilities and maintenance estimates for conformance to approved budgets.
- Maintain orderly administration of project-related paperwork.
- Review all facilities and maintenance invoices for accuracy and maintain an ongoing Project Budget Summary.
- Coordinate between the General Contractor and suppliers to ensure timely delivery and installation of critical components (e.g., fixtures, refrigeration, HVAC, signage).
- Coordinate between the General Contractor and internal departments (Operations, Merchandising, IS) to ensure timely installation of systems and turnover for stocking and grand opening.
- Conduct punch-list and one-year warranty walkthroughs with the General Contractor, vendors, and internal departments to identify incomplete items.
- Ensure completion of all punch-list items.
- Provide weekly (or more frequent) project status reports to the Director of Facilities and Facilities Manager.
- Coordinate the receipt and filing of close-out books, as-built plans, and site plans at project conclusion.
- Assemble and maintain all pertinent project notes and documents in the permanent project file.
- Execute Work Orders and review corresponding Change Orders from General Contractors.
- Coordinate administrative functions with the Construction Coordinator as necessary.
Requirements
- Bachelor’s degree (B.A. or B.S.) from an accredited four-year college or university, or equivalent combination of education and experience.
- Five to ten years of related commercial/retail facilities and maintenance administration experience.
- Construction Project Management Certification or similar certifications are desirable.
- PC proficiency and availability for overnight travel to facilities and maintenance sites.
Pay
Salary range: $90,000.00 to $110,000.00. Actual starting pay determined by experience and relevant skills.
