About the Role

SeaFlower Association, located in Bradenton, FL, is seeking a Facilities Maintenance Director to oversee the condition, cleanliness, functionality, and readiness of the community's common areas, amenities, and infrastructure during active developer-controlled construction phases. This senior, field-focused leadership position is part of an integrated team, working collaboratively with the Community Association Manager (CAM) and the Art of Living Director.

Responsibilities

  • Field Oversight & Site Inspections (Primary Focus):
    • Conduct frequent, detailed inspections to monitor cleanliness, safety, workmanship, and adherence to approved plans and standards.
    • Serve as the primary on-site representative for Association-controlled areas during construction and turnover.
    • Identify and document deficiencies, deviations, and maintenance concerns through written reports, photographs, and punch lists.
    • Exercise independent judgment to maintain high standards and ensure compliance.
  • Builder & Vendor Coordination:
    • Meet regularly with builder representatives and vendors to review work, address deficiencies, and establish corrective actions.
    • Conduct and coordinate landscape turnover inspections to ensure work meets Association standards.
  • Community Maintenance & Standards Oversight:
    • Ensure common areas remain clean, safe, and functional despite ongoing construction.
    • Oversee preventive maintenance and routine upkeep of Association-controlled facilities and amenities.
    • Monitor lakes, irrigation systems, walking trails, signage, and amenities to proactively identify issues.
  • Collaboration & Cross-Functional Leadership:
    • Work collaboratively with the CAM and Art of Living Director, sharing leadership responsibility and providing operational coverage.
    • Support covenant compliance efforts and community-wide inspections.
    • Communicate inspection findings and operational needs to management and staff.
  • Documentation, Reporting & Communication:
    • Prepare inspection summaries, reports, Board agenda items, and operational updates.
    • Participate in Board meetings, workshops, and planning sessions to provide field insights.
    • Respond to inquiries from residents, staff, Board members, and external stakeholders.
  • Personnel & Operational Support:
    • Assist with interviewing, training, supervising, and evaluating maintenance personnel.
    • Support the development of policies, procedures, and best practices for community needs and operational efficiency.

Qualifications

  • Education / Certifications:
    • Trade school certifications, continuing education, or a Bachelor’s degree in a related field preferred.
    • Florida CAM license strongly preferred but not required.
  • Experience / Knowledge:
    • Minimum of five (5) years of progressively responsible experience in facilities maintenance, construction oversight, inspections, or related roles.
    • Demonstrated experience in active construction or phased development environments.
    • Knowledge of applicable codes, standards, regulations, and best practices.
  • Skills & Attributes:
    • Comfortable working independently in the field across a large community.
    • Confident, observant, and assertive without being confrontational.
    • Strong organizational, documentation, and communication skills.
    • Proficient with Microsoft Excel, Word, and PowerPoint.
    • Values collaboration and shared responsibility within a leadership team.

Physical Requirements

Regularly required to stand, walk, talk, hear, reach, and use hands and fingers. Occasionally required to climb, balance, stoop, kneel, crouch, and lift up to 50 pounds. Vision abilities include close, distance, peripheral, and depth perception. Operation of a motor vehicle may be required.

Schedule Requirements

Community facilities operate year-round. Work hours may vary based on operational needs, inspections, emergencies, and project demands. Flexible scheduling will be coordinated with community leadership.
