About the role
The Facilities Director reports to the Executive Director and leads the overall facilities management operations in accordance with federal, state, local laws, and Phoenix standards, guidelines, and regulations.
Responsibilities
- Develops and implements maintenance plans, organizing and leading operations including maintenance, housekeeping, laundry, and security.
- Oversees minor repairs such as replacing faucet washers, faulty window latches, broken toilet handles, unclogging toilets and drains, changing light bulbs, tightening loose hinges, and repairing stand-alone Saflok door lock units.
- Responds to all building emergencies and directs others based on the situation.
- Acts as the liaison between the Executive Director and external vendors.
- Monitors and evaluates Maintenance Log requests to ensure timely responses.
- Periodically inspects the building façade for damages and needed repairs.
- Coordinates efforts of consultants, contractors, and Phoenix resources to complete large-scale projects.
- Oversees touch-up paint jobs, furniture refinishing, furniture moving, and disposal of extraneous materials.
- Monitors the HVAC system to ensure proper air quality and comfortable temperatures throughout the community.
- Oversees tests, scheduled inspections, and maintains documentation for the fire protection system.
- Reviews monthly financial statements and implements action plans for deficiencies.
- Processes and submits monthly expenses and budget data per Phoenix policies.
- Supports the Regional Director of Facilities by providing technical training to other communities as requested.
- Trains associates on:
- Location and operation of all utility shut-offs
- Emergency response protocols
- Safe chemical handling and usage
- Housekeeping procedures (if within leadership scope)
- Laundry procedures (if within leadership scope)
- Security procedures (if within leadership scope)
- Manages the department, including recruiting, hiring, training, coaching, and disciplining staff.
- Reviews timekeeping practices and payroll reports daily to ensure accurate recording and payment of hours worked.
- Attends regular meetings, including stand-ups, cross-over, department director meetings, town halls, quality improvement, and others as directed by the Executive Director.
Requirements
- High School Diploma or GED required.
- Two (2) years of supervisory and management experience, including hiring, coaching, performance management, daily operations supervision, discipline, and counseling.
- Three (3) years of facilities experience with extensive knowledge of HVAC, plumbing, electrical, mechanical systems, and code compliance.
- Valid Driver’s License (if applicable).
- Certification may be required per state regulations.
- Experience in maintaining water heat source pumps preferred.

- Strong written and verbal communication skills, with the ability to facilitate small group presentations.
