Kaufman Music Center continuously cultivates and nurtures new generations of artists through Special Music School, the nation’s only K-12 public school prioritizing an immersive musically-focused education, as well as Lucy Moses School, one of New York City’s finest community performing arts schools for students of all ages. Kaufman Music Center is seeking a Facilities Director to lead its facilities department. The Facilities Director is responsible for maintaining awareness of all building activities and coordinating the day-to-day operations of the maintenance program and facilities team. Specific areas of responsibility will include daily operations, capital project management, and team management. This position will report to the Chief Operating Officer (COO) and oversee a building maintenance team of four full-time and one part-time. Responsibilities Daily Operations: Conduct daily building inspections to ensure the environment is comfortable, well-maintained, safe, and welcoming and functioning in service of Kaufman Music Center’s constituents including students, families, artists, visitors, volunteers, and staffPlan and oversee the maintenance, repair, and general upkeep of KMC’s building, the Abraham Goodman HouseDevelop an achievable preventive maintenance program in alignment with best practices in the industry and with approved budgets. Identify opportunities to improve current practices at KMC and work with the COO to implement themWork with the COO on development of the facilities budget and monitor and manage expenses against approved budgetsWork with the COO to negotiate and evaluate contracts for facilities infrastructure including construction, preventive maintenance, building systems and equipmentMaintain excellent business relationships with vendorsOperate as a visible, collegial presence taking care to learn about KMC’s many programs and the teams that support them. Seek to collaborate on areas where facilities and program work intersect and be responsive to colleagues and community stakeholdersEnsure compliance with Local, State and Federal laws, codes, permits and standards for building operations and safetyAct as the Center’s liaison for external relations with NYC departments (police, fire, sanitation and building inspectors). Proactively seek feedback as necessary and work with the COO to promptly clear any violations and implement recommended improvementsWork with the School Safety Team to comply with all safety and security regulations and support school day drillsSchedule required annual inspections and ensure timely follow up/registrationsMaintain inventory of building equipment and supply, replenishing as needed Capital Project Management Work with the COO to prioritize and implement capital and infrastructure improvement projectsParticipate in budget development for near-term and long-term capital projects and manage expenses on approved capital budgetsProvide progress and completion reporting as needed to the COO and Development colleagues in support of ongoing capital fundraising effortsRegularly attend construction planning meetings as needed and conduct contractor and vendor walkthroughs of the facilityIn partnership with the COO, act as the main point of contact for the building and our operations Team Management Recruit, hire, and manage the maintenance staff. Team mentorship and knowledge sharing is an expected and essential component of this positionPrepare monthly team schedule, reconcile and approve weekly payroll, and review and approve time off requests in a timely mannerHelp prioritize and manage the workload of the maintenance teamProvide regular training and clear instruction on new processes and clearly communicate expectations around work orders as well as routine and special maintenanceMaintain an open door/open line relationship with the maintenance team, responding to questions promptlyEnsure that the maintenance team is adequately informed of building activity Requirements At least five years of facilities experienceExperience with project management, future planning for facility usage and constructionMust hold or be willing to acquire certifications and certificates of fitness as required, including A-35, S-12, S-13, and S-95Hands-on knowledge of building system operation with excellent understanding of electrical, plumbing, carpentry, and HVAC systems with the ability to troubleshoot and make basic repairs and replacements in-houseAbility to read blueprints, designs and drawingsExcellent interpersonal and customer service skillsComfort regularly communicating over email, text, phone, video conferencing, and in-personPrevious experience managing a teamAbility to work a flexible, non-regular schedule which may include nights, weekends, and holidays and a willingness to be on-call in response to unexpected or emergency situationsPrevious experience in a school, concert hall, or creative non-profit is desirable How To Apply Please email cover letter and resume to jobs@kaufmanmusiccenter.org.
