General Overview
The Maintenance Technician with Guest Support responsibilities plays a central role in the daily operation of Heirloom - Nashville's 11-unit portfolio. This role oversees market operations and manages relationships with third-party contract service providers. It involves executing basic repairs and preventative maintenance to ensure properties meet Heirloom's standards, communicating with guests, and supporting them.
Guest Service Functions
- Provide in-person and remote support for guests during peak check-in and check-out periods, ensuring positive first and last impressions and creating repeat guests.
- Collaborate with the Maintenance Technician to expedite maintenance ticket completion, especially in cases of significant discomfort or distress, and coordinate onsite maintenance and guest support.
- Handle all incoming guest communications (text, email, phone calls, online messages) in accordance with company policy.
- Elevate guest experience for VIP guests and provide unique anticipatory hospitality for special occasion visitors.
Maintenance Technician Functions
- Handle scheduled preventative maintenance and basic repairs, including:
- - Essential home repairs such as repairing/replacing garbage disposals, unclogging drains, replacing toilets, replacing ceiling fans, etc.
- - Troubleshooting equipment repairs (HVAC, electrical, plumbing), determining if a third-party technician is necessary.
- - Hanging and mounting: art, mirrors, decor, light fixtures, hooks, floating shelves, etc.
- - Basic landscaping and groundskeeping: weed whacking, mowing, weeding, etc.
- - Basic carpentry repair.
- - Drywall repair (patching and painting).
- - Conduct routine cleaning and preventative maintenance on free-standing hot tubs.
- - Assist with inspections of premises, equipment, and systems.
- - Diagnose and correct mechanical, plumbing, and electrical issues, or coordinate with subcontractors as needed.
- - Assist in overseeing third-party technicians when professional repairs are necessary.
- - Report needed repairs, low-stock items, and facilities maintenance needs promptly.
- - Assist with new property installations as needed.
- - Anticipate guest needs, prevent and solve guest issues, and ensure assigned homes are damage-free and well-maintained.
- - Troubleshoot guest issues and support the overall guest experience.
Requirements
- Valid driver’s license, upstanding driving record, and access to a reliable vehicle (truck or van).
- Lives in close or commutable proximity to Nashville.
- Prior in-house maintenance experience (3-5+ years) or comparable experience.
- Excellent verbal and written communication skills, polished telephone manner.
- Highly proficient in the use of hand and power tools.
- Prior experience with hanging and mounting art, mirrors, decor, window treatments, and decor.
- Prior experience with drywall repairs and painting, including patching and repairing drywall damage.
- Prior experience with basic carpentry, such as repairing a broken bed support beam, building a basic floating shelf, and repairing a screen door.
- Prior experience with basic plumbing, including repairing and replacing toilets and garbage disposals, unclogging drains, and knowing when a professional is needed.
- Can replace and hang electrical fixtures such as pendants, sconces, and ceiling fans.
- Able to lift 50 lbs and climb a ladder.
- Any construction background or trade certification is a plus, but not required.
Schedule & Compensation
- Part-time role based in Nashville, TN.
- Variable work schedule based on business needs, typically 3 to 4 days per week, 6 to 8 hours per day.
- Weekend availability is required, with the most common weekend being Sunday.
- Hourly compensation with mileage reimbursement.
