About the role
ECS is seeking a Facilities Assessment Principal to join our Southeast Building Science & Infrastructure team in Raleigh, NC.
Responsibilities
Technical Leadership & Oversight
- Demonstrate advanced knowledge across building science & infrastructure consulting services, with expert-level competency in facilities assessment.
- Provide technical leadership and guidance on complex building system evaluations, condition assessments, and capital planning strategies.
- Perform Principal-level review of reports, deliverables, and technical work to ensure accuracy, consistency, and quality.
- Oversee projects to ensure alignment with scope, technical standards, and ECS policies.
- Maintain awareness of applicable codes, ASTM standards (including E2018), and industry practices, and communicate impacts to project teams.
Project Management & Execution
- Lead projects from initiation through closeout, ensuring delivery aligns with scope, schedule, and quality expectations.
- Oversee project budgets, including review of change orders, invoices, and support of collection efforts.
- Ensure appropriate staffing and resource allocation across projects.
- Manage multiple concurrent projects while effectively prioritizing tasks and deadlines.
- Oversee preparation and review of proposals, reports, and change orders.
- Participate in project meetings and provide solutions to technical and administrative challenges.
Facilities Assessment Expertise
- Lead and oversee property condition assessments (PCA), facility condition assessments (FCA), and pre/post-construction surveys.
- Develop and review capital reserve models, including cost tables, capital planning budgets, and forecasting.
- Evaluate and determine Facility Condition Index (FCI) and provide strategic recommendations.
- Apply expert knowledge of building systems (structural, MEP, fire/life safety, envelope) in assessment and reporting.
- Direct field investigations and data collection efforts, ensuring consistency, completeness, and quality of information.
Leadership & Staff Development
- Mentor and develop junior staff and Associate Principals, supporting technical growth and career progression.
- Supervise staff assignments and provide coaching, training, and performance feedback.
- Aid senior leadership with staffing strategies and maintaining appropriate team structure.
- Promote best practices in technical execution, data collection, and client service.
Client Development & Relationship Management
- Develop, maintain, and expand client relationships while supporting business development initiatives.
- Identify and pursue new opportunities with existing and prospective clients.
- Lead or contribute to proposal development and positioning of ECS services.
- Serve as a primary client contact, leading discussions on findings, recommendations, and capital planning strategies.
- Act as an ambassador of ECS, promoting the firm’s capabilities and technical expertise.
Collaboration & Communication
- Collaborate with multidisciplinary teams to deliver high-quality consulting solutions.
- Interface with senior leadership to ensure effective project setup and execution.
- Lead and participate in client meetings, including follow-up on deliverables and addressing questions.
- Contribute to internal initiatives, including development of templates, processes, and technical standards.
Education & Experience
- Bachelor’s or Master’s degree in Civil Engineering, Architectural Engineering, Structural Engineering, or Architecture (NCARB).
- 12+ years of related experience in facilities assessments, property condition assessments, capital planning, or related consulting services.
- Licensed or certified in at least one of the following: Professional Engineer (P.E.), Registered Architect (R.A.).
Technical Knowledge & Skills
- Extensive knowledge of building science & infrastructure principles and applications.
- Expert understanding of building systems, including structural, MEP, fire/life safety, and envelope systems.
- Strong knowledge of ASTM standards (including E2018) and applicable building codes.
- Experience with capital planning, cost estimating, and lifecycle analysis.
- Expertise in facility condition assessments, including FCI calculations and long-term asset planning.
- Proven ability to lead complex projects, mentor staff, and manage multidisciplinary teams.
- Excellent project management, consulting, and client relationship skills.
- Strong judgment, critical thinking, and decision-making abilities.
- Excellent written and verbal communication skills, including technical report writing.
- Ability to manage multiple projects simultaneously and meet deadlines.
- Demonstrated success in business development and client growth.
Physical Requirements
- Ability to lift up to 40 pounds, stand for extended periods, walk uneven terrain, and work at heights as needed.
