About the Role
The Executive Director of Real Estate reports to the Vice Chancellor for Finance and Administration (VCFA) and is responsible for directing the operations of a complex real estate management department. This role leads strategic planning, real estate information systems, and significant transactions including public-private partnerships, leasing, property and asset management, new construction, and asset improvements. The Executive Director establishes strategic plans, master plans, and short- and long-term objectives supporting organizational goals, and represents Real Estate Management on cross-functional teams and with community/professional organizations.
The Executive Director is accountable for all real property acquisitions and divestitures, ground leases, leases, licenses, easements, and asset management activities. They serve as a consultant and advisor to senior University officials on third-party development and leasing of UC San Diego land and facilities, and advise The Regents and UC San Diego Foundation Board on gift and bequest real estate. The role oversees UC San Diego’s real estate strategy across main campus, Hillcrest medical center campus, and off-campus locations, including investment properties, medical-purpose properties, housing, and other strategic priorities. The Executive Director also plans and implements faculty and staff housing initiatives aligned with University vision and mission.
Responsibilities
- Direct the operations of the Real Estate department, ensuring transactions are completed on time, within budget, and to client satisfaction.
- Lead strategic planning, design, and implementation of real estate information systems.
- Oversee significant real estate transactions, including public-private partnerships, leasing, property and asset management, new construction, and asset improvements.
- Participate with senior leadership to establish strategic plans, master plans, and short- and long-term objectives supporting organizational goals.
- Make strategic decisions impacting the organization and represent Real Estate Management on cross-functional teams and with external stakeholders.
- Manage all real property acquisitions, divestitures, ground leases, leases, licenses, easements, and asset management activities.
- Serve as a consultant and advisor to the Vice Chancellor, Chancellor, and other University officials on third-party development and leasing.
- Advise The Regents and UC San Diego Foundation Board on gift and bequest real estate matters.
- Serve as staff representative to the Chancellor’s Real Estate Advisory Council.
- Develop and implement long-term real estate strategies supporting the University’s academic mission while engaging complex stakeholders.
- Plan and implement short-, mid-, and long-term faculty and staff housing initiatives.
- Collaborate with Construction/Project Management on multiyear, large, complex capital projects.
- Manage facility operations, including maintenance, space allocation, and renovation projects.
- Establish metrics to measure critical success factors for real estate initiatives.
Requirements
- Bachelor’s degree in a related area and/or equivalent experience/training; advanced degree preferred.
- Highly advanced or expert knowledge and applied background in all real estate management transactions.
- Extensive experience in project development, planning, and change management with a comprehensive understanding of organizational and functional areas.
- Highly advanced or expert knowledge of medical center, HR, and UC policies and processes.
- Extensive knowledge of commercial real estate laws and regulations, leasing, property and asset management, appraisal, and land use planning.
- Extensive experience in real estate public-private partnerships for development, financing, and operation of large projects.
- Highly developed to expert skill in lease and contract negotiations, financial analysis and modeling, complex budget development, and forecasting.
- Extensive knowledge of financing strategies and real estate tax law.
- Sound supervisory and budget management skills to maintain morale and achieve goals.
- Extensive skills in complex financial and market analysis for assessing development and financing alternatives, partnership structures, capital stacks, appraisals, and market valuations.

- Advanced proficiency in software programs; ability to identify technological inefficiencies and implement improvements.
- Experience in facility management, maintenance, space allocation, and renovation projects.

- Job offer is contingent upon satisfactory clearance based on Background Check results.
Pay
Hiring Pay Scale: $235,000.00 - $285,000.00 annually.
Annual Full Pay Range: $154,200 - $306,600 (prorated if appointment percentage is less than 100%).
Hourly Equivalent: $73.85 - $146.84.
Factors determining compensation include experience, skills, knowledge, abilities, education, licensure, certifications, and organizational needs.
Schedule
Full-time (100%) career appointment.
Work Schedule: Days, 8 hours/day, Monday - Friday.
Worksite: Torrey Pines Center South.
