About the Role
The Real Estate (RE) department provides real estate services for the UC San Diego campus investment portfolio of University-owned and leased property valued in excess of $1.2 billion. RE is responsible for negotiating and implementing public/private partnership development projects, property acquisitions and dispositions, on-campus leasing to third parties including retail and research tenants, and off-campus leasing as landlord and as tenant. RE is a comprehensive real estate organization whose objectives are to complete real estate transactions on time, within budget, and to the satisfaction of its clients and as a fiduciary for The Regents.
The office comprises functional units that include leasing as landlord and as tenant, licenses, fiscal management and administrative services, property acquisitions and dispositions, public-private partnership development, and asset management.
Reporting to the Vice Chancellor for Finance and Administration (VCFA), the Executive Director of Real Estate is responsible for directing the operations of a complex real estate management department. The Executive Director leads change through strategic planning, designing and implementing real estate information systems, and overseeing significant real estate transactions and acquisitions, including public-private partnerships, leasing, property and asset management, new construction, and asset improvements.
The position participates with senior leadership to establish strategic plans, master plans, and short- and long-term objectives that support organizational goals. The Executive Director makes strategic decisions impacting the organization and represents Real Estate Management on cross-functional teams and with community and/or professional organizations and societies.
The Executive Director of Real Estate is accountable for all real property acquisitions and divestitures, ground leases, leases, licenses, easements, and asset management activities. The position serves as a consultant and advisor to the Vice Chancellor, Chancellor, and other University officials on matters related to third-party development and leasing of University of California, San Diego land and facilities. The Executive Director also advises The Regents and the UC San Diego Foundation Board on matters related to gift and bequest real estate and serves as the staff representative to the Chancellor’s Real Estate Advisory Council.
The Executive Director is responsible for the overall real estate strategy of UC San Diego, which includes significant real estate interests across the main campus, the Hillcrest medical center campus, and off-campus locations. These holdings include investment properties, properties supporting medical purposes, housing, and other strategic university priorities. The Executive Director develops long-term strategies that support the academic mission of the University while engaging with multiple and complex stakeholders.
The Executive Director is also responsible for the planning and implementation of short-, mid-, and long-term faculty and staff housing initiatives for UC San Diego in support of the vision, mission, and strategic priorities of the University and its leadership.
Responsibilities
- Direct the operations of a complex real estate management department.
- Lead strategic planning, design, and implementation of real estate information systems.
- Oversee significant real estate transactions and acquisitions, including public-private partnerships, leasing, property and asset management, new construction, and asset improvements.
- Participate with senior leadership to establish strategic plans, master plans, and short- and long-term objectives.

Requirements
- Bachelor's degree in a related area and/or equivalent experience/training. Advanced degree preferred.
- Highly advanced or expert knowledge and applied background in all real estate management transactions.
- Extensive knowledge and experience in project development, project planning, and change management with a comprehensive understanding of the organization and functional areas.
- Highly advanced or expert knowledge of medical center, HR, and UC policies and processes.
- Extensive knowledge of commercial real estate laws and regulations, leasing, property and asset management, appraisal, and land use planning.
- Extensive knowledge and experience in real estate public-private partnerships for the development, financing, and operation of large development projects.
- Highly developed to expert skill and ability in lease and contract negotiations, financial analysis and modeling, complex budget development, and forecasting.
- Extensive knowledge of financing strategies and real estate tax law.
- Sound supervisory and budget management skills to maintain morale and achieve goals.
- Extensive skills in complex financial and market analysis in assessing development and financing alternatives, partnership structures, capital stacks, appraisals, and market valuations.
- Highly advanced interpersonal skills to maintain relationships with university faculty, administrators, senior leaders, and industry partners.
- Demonstrated abilities in establishing effective working relationships with developers, lending institutions, mortgage brokers, and bond underwriters.
- Demonstrated skill in property management and conflict resolution involving landlords-tenants.
- Expert project management skills, including managing capital projects.
- Ability to successfully collaborate with university faculty, administrators, and senior leaders across the organization to implement strategic initiatives and long-term projects.
- Ability to establish metrics to measure critical success factors.
- Outstanding interpersonal skills, including tact, diplomacy, and demonstrated flexibility in working with broad and diverse groups such as faculty, executive administrators, staff, students, governmental representatives, consultants, legal counsel, and the general public.
- Experience in establishing effective interrelationships between public/private sector entities (e.g., City and State government, University faculty and administration, venture capitalists, industry executives, real estate development executives).
- Expert verbal and written communication to finesse critical, sensitive situations, tailoring style according to the situation and audience.
- Expert ability to persuade, negotiate, and achieve consensus among senior leaders with varying viewpoints and priorities in high-impact cases.
- Excellent communication skills, including the ability to present, speak, and effectively convince large and small groups, as well as persuasive writing ability.
- Advanced user of software programs. Knowledge of alternative industry software programs and services. Ability to identify technological inefficiencies and implement improvements to existing technology.
- Demonstrated experience working in collaboration with Construction/Project Management from start to finish of multiyear, large, complex capital projects.
- Experience in facility management, maintenance, space allocation, and renovation projects.

Pay
Hiring Pay Scale: $235,000.00 - $285,000.00
Annual Full Pay Range: $154,200 - $306,600 (will be prorated if the appointment percentage is less than 100%)
Hourly Equivalent: $73.85 - $146.84
