Estimator
Job Summary
The Estimator is responsible for preparing accurate and competitive cost estimates for construction projects. This role analyzes project plans, specifications, and related documents to determine the overall scope of work and develop detailed quantity takeoffs, labor and material pricing, subcontractor solicitations, and final bid proposals.
Essential Functions
- Manage drawings, specifications, and Requests for Proposal (RFPs).
- Manage the pre-bid Request for Information (RFI) workflow.
- Review the pre-bid RFI for validity and partner with the project team as needed for additional information.
- Distribute the agenda to attendees, take clear and accurate preconstruction meeting minutes, and distribute minutes after meeting ends.
- Post the bid invitation to Building Connected.
- Create bid packages based on project scope of work.
- Perform project takeoffs, as directed.
- Create the project in the estimating software, review subcontractor quantities against internal takeoffs for accuracy, and review with internal team if discrepancies are found.
- Create detailed quantity takeoffs for personally assigned scopes of work.
- Create the estimate form from the applicable template, as directed.
- Input project information relating to the project and edit the form to reflect the scopes of work and bid packages.
- Review subcontractor participation and follow up, as needed, via email or telephone.
- Review subcontractor proposals, as assigned, for scope of work inclusions and exclusions; identify and address scope gaps.
- Identify if subcontractors have met pre-qualification requirements, and direct non-prequalified subcontractors through the process.
- Support bid day activities by monitoring incoming subcontractor bids, reviewing and distributing to appropriate parties as needed, organizing post-bid-day proposals, and filing appropriately.
- Participate in meetings, as needed, to include handover meetings, preconstruction meetings, OAC meetings, bid meetings, site walks, pre-bid conference, etc.
- Participate in project interviews, as needed. Attend interview prep meetings and prepare interview presentation materials as directed.
- Determine and maintain unit cost records, reviewing proposals and identifying unit cost data for historical records, as needed.
- Work with the project team to ensure compliance with company policies and procedures.

Required Education And Experience
- Bachelor’s Degree in Construction Management, Engineering or similar field, or equivalent work experience.
- Experience using Microsoft Office Suite, to include Excel, Word, Outlook, and Teams.
- Basic ability to read and understand drawings, specifications, and proposals.
- Skilled at building and managing relationships; customer service.
- Knowledge of project workflows and associated impacts.
Preferred Education And Experience
- Experience using Bluebeam.
- Experience with a general contractor on commercial building projects.
- Experience working as an Estimator or Project Engineer.
- Experience analyzing proposals.
- Experience using estimating forms and software.
- Experience using estimating takeoff software.
- Experience using bid invitation software.
Salary Range
$73,500 - $95,000
