Estate Manager
About the role
The role is based at Oceana Boulevard, Southampton (SO14 3HU) managing a 280‑apartment estate across 10 blocks with landscaped gardens, a residents’ gym and secure underground parking. The estate benefits from excellent transport links, regular bus routes and quick access to Southampton Central. As the on‑site figurehead, you will ensure the development is safe, compliant and runs smoothly, managing building safety and compliance, coordinating maintenance and cleaning, overseeing contractors and delivering an exceptional resident experience. You will work with the Property Manager and central teams to plan works, control costs and communicate with stakeholders. The hiring process consists of an initial conversation with the talent team followed by an interview focused on resident service, building safety compliance, contractor management, problem‑solving and ownership of the estate’s day‑to‑day operations, with a target completion within two to three weeks.
Responsibilities
- Carrying out regular estate inspections, arranging and overseeing planned and reactive maintenance.
- Managing contractor activity on site, including permits to work, RAMS checks and quality/safety sign‑off.
- Keeping building safety and compliance documentation up to date, logging incidents and completing reports.
- Welcoming and supporting residents, handling enquiries and resolving issues efficiently.
- Monitoring cleaning, landscaping, gym and car park standards, taking action where improvements are needed.
