About the Role
The Environmental Services Manager oversees housekeeping, laundry, and maintenance staff to ensure the facility is clean and sanitized. This role involves performing diverse duties related to installation, troubleshooting, repair, and maintenance of production and facility equipment, adhering to safety and maintenance systems to support the facility’s business goals.
Responsibilities
- Develop and maintain environmental services operation manuals, including security, emergency preparedness, preventative maintenance, contractors, manufacturers, warranties, infection control, chemical lists, and Material Safety Data Sheets.
- Maintain budget and purchase departmental supplies for maintenance, housekeeping, and laundry.
- Keep records of services performed, preventative maintenance, disaster drills, and monthly in-services.
- Oversee and ensure OSHA compliance for a non-industrial work environment.
- Conduct regular maintenance rounds of the building, grounds, and systems to evaluate operational needs.
- Accompany regulatory officials and insurance inspectors on facility tours to ensure compliance with all regulations.
- Schedule and supervise inspections and maintenance of life safety systems, disaster preparedness, pest control, waste removal, grounds care, and snow removal.
- Train staff on chemical hazards and provide facility tours for new hires.
- Consult with the Regional Environmental Service Manager on building renovations and repairs.
- Maintain proper chemical levels in boilers, hot water tanks, and water softeners.
- Implement inspections and repairs required by the preventative maintenance program.
- Test the emergency power system weekly and document monthly load tests.
- Inspect, clean, and maintain exhaust ventilators, HVAC units, filters, and air handlers; repair or arrange repairs as needed.
- Perform minor tasks such as replacing light bulbs, hanging pictures, moving furniture, patching, and painting.
- Complete repairs based on work orders submitted by staff or requested by residents.
- Arrange and supervise outside contractors for repairs beyond the scope of the role.
- Ensure adequacy and completeness of all repairs.
- Attend department and staff meetings as required.
- Serve as Chairman of the Safety Committee.
- Conduct pre- and post-occupancy room inspections for appearance, sanitation, and safety standards.
- Store patient and facility furniture.
- Coordinate with other departments on interdepartmental matters.
- Inform patients and staff of security procedures and consult with local officials on security matters.
- Adhere to patient rights and maintain confidentiality in accordance with HIPAA guidelines.
- Perform other tasks as required.
Requirements
- High school diploma or equivalent required.
- Three years of experience in a comparable position, including supervision of staff and administrative responsibility.
- Working knowledge of electrical systems, plumbing, carpentry, refrigeration, heating, and grounds maintenance.
- Knowledge of preventative maintenance programs.
- Ability to communicate effectively and coordinate maintenance and security programs.
- Familiarity with building codes, regulations, and standards applicable to facility operations.
- Experience managing employees.
- Ability to work flexible hours, including evenings and weekends.
- Basic computer knowledge.
Skills
- Eye/hand coordination sufficient to use small and large tools and machinery (e.g., hammer, power drill).
- Tolerance for frequent exposure to blood, body tissues, fluids, hazardous materials, infectious diseases, chemicals, and latex/PPE materials.
- Manual dexterity for operating modern office equipment.
- Ability to travel as needed or assigned.
