Entry Level Maintenance Technician

ESSENTIAL JOB DUTIES

• Maintains exterior grounds and interior common areas in quality, presentable condition.
• Picks up trash and keeps common areas neat.
• Sweeps walks and curbs.
• Waters lawn, trees, shrubs, and flowerbeds.
• Trash/dumpster removal, upkeep, and maintenance.
• Shovels walkways and sands or salts icy areas in the winter months.
• Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed and that the property is clean and orderly and in good maintenance condition.
• Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting, and landscaping.
• Aids onsite maintenance with open work order completion in apartments and common areas and assists with other general property upkeep as needed.
• Aid in vacated unit preparation in a timely manner. This includes but is not limited to furniture removal, paint touch-up, sparkling the unit, and repairs.
• Work directly with other onsite Maintenance Technicians to keep an adequate inventory of hand tools, parts, and supplies in order to maintain a complete workshop area.
• Maintain a positive, respectful, and professional manner with all residents, vendors, fellow employees, and the public.
• Comply with all safety program requirements and work to promote safety in the workplace.
• All other duties as assigned by the Property Manager.

QUALIFICATIONS

• Minimum of 0-2 years' experience as a Maintenance Technician or Maintenance Assistant in a residential apartment setting or equivalent experience.
• Certified Pool Operators License recommended (where applicable within 6 months of hire).
• May need reliable transportation, valid state driver's license and proof of insurance if travel between sites is required.
