Responsibilities

  • Comply with all federal, state, and local laws, regulations, and employer safety policies.
  • Perform skilled and technical duties under a work order or computerized maintenance management system (CMMS), including operating and assisting with:
    • Heating, ventilation, and air conditioning (HVAC) equipment
    • Engines, turbines, motors, combustion engines
    • Pumps, air compressors, ice and refrigerating machines, air conditioning units, filters, dryers, fans, siphons
    • Automatic and power-oiling pumps and engines
    • Other building systems as installed
  • Operation, maintenance, and minor repairs of:
    • Boilers, heaters, pumps, valves, appurtenances, and lines for steam and heated/processed water distribution
    • Refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, refrigerant lines, and temperature control devices, including approved recovery equipment
    • Pumps handling brines or other secondary refrigerating liquids, including water, valves, appurtenances, and lines
    • Air compressors, distribution lines, valves, air control devices, air dryers, filtering, and separating systems
    • Natural and manufactured gas distribution lines, valves, and control devices
    • Water filters, softeners, piping, expansion tanks, pumps, sinks, toilet bowls, supply lines, drains, water lines, control devices, and sprinkler systems
    • Electrical motors and engines powering pumps, compressors, generators, and fans
    • Electrical/control systems, including circuit diagnostics, motor controls, variable frequency drives (VFDs), and related equipment
    • Fuel oil systems, including piping, pumps, valves, strainers, filters, floats, separators, lines, and controls
    • Building automation systems for HVAC, lighting, and other controlled mediums, including consoles, data gathering panels, remote sensors, and indicating devices
    • Piping, domestic plumbing, sanitary sewer systems, sump pumps, basins, sumps, grease traps, water closets, urinals, flush valves, angle stops, and piping, including clearing blockages
    • Trash, recycling, composting, and bailing compactors, including electrical and hydraulic systems
    • Kitchen equipment (excluding tenant-owned equipment)
    • Safety-related equipment, including support for life safety testing
  • Inventory control for parts and materials required for maintenance and repairs.
  • Maintenance and minor repairs of equipment rooms to preserve physical condition and appearance.
  • Minor repairs on furniture and floors.
  • Operate and maintain a locksmithing log and perform general locksmithing within the facility.
  • Maintain doors.
  • Understand building design and construction procedures.

Qualifications

  • Minimum of two (2) years of engineering experience.
  • Working knowledge of all tools and equipment.
  • General hands-on knowledge of maintenance and repair procedures.
  • Ability to lift heavy equipment.
  • Ability to stand for extended periods.
  • Excellent organizational skills.
  • Effective communication and customer service skills.
  • Written and verbal communication skills.
  • Ability to learn and adapt to technological advances.
  • Weekly Fire Pump Test Certification.
