District Managers oversee the operational and financial performance of multiple communities, acting as the primary resident contact. This role ensures smooth day-to-day operations, including capital improvements, marketing, leasing, home sales, maintenance, budgeting, and human resources—with a strong focus on resident relations and team member engagement.
Responsibilities
- Manage rent collection, including posting, depositing, and delinquent debt filing.
- Prepare sites for Sun Homes models and new home move-ins.
- Monitor, code, and approve invoices.
- Ensure compliance with federal, state, and local fair housing and operational regulations.
- Oversee team member selection, development, and policy compliance.
- Consult on unresolved questions or situations without established guidelines.
- Maintain delinquency and eviction proceedings in line with company policies.
- Approve move-in incentives and complete required market surveys.
- Distribute lease renewals and rent increase notices on time.
- Manage the Lease Purchase Program (LPP), including repairs, leasing, sales, refurbishments, and follow-up.
- Review and approve or deny residency applications.
- Maintain community appearance to Sun’s curb appeal standards.
- Inspect properties and recommend renovations; perform insurance inspections.
- Monitor and maintain community assets and equipment.
- Assist in preparing annual operating budgets, including capital expenditure data.
- Review and compile monthly property accounting reports; explain P&L variances.
- Select, supervise, and review contractual services; build local dealer relationships.
- Ensure quarterly community newsletter publication.
- Perform other assigned duties.
Requirements
- High School Diploma or GED (required).
- Bachelor’s Degree in Real Estate, Hospitality, or Business (preferred).
- 3+ years in property management, including 2+ years of supervisory experience (required).
- 6+ months in sales and leasing (required).
- General maintenance knowledge.
- Proven leadership and organizational skills.
- Strong negotiation abilities.
- Ability to thrive in a fast-paced environment.
- Working knowledge of basic accounting principles.
- Thorough understanding of federal, state, and local fair housing and employment laws.
- Proficiency in Microsoft Office Suite and internet tools.
- Flexibility to respond to community needs outside business hours.
- Must live on-site (housing provided).
- Valid driver’s license.

Pay
$90,000 per year.
