Job Summary

The District Manager is responsible for managing client relationships, ensuring compliance, and providing leadership to Property Managers within the KWPM standards and community objectives.

Duties and Essential Functions

  • Build and maintain a positive client relationship with the Board of Directors, Unit Owners, Residents, Vendors, and Staff Members.
  • Maintain compliance with company standards by monitoring properties and reviewing monthly compliance reports.
  • Coach and mentor Property Managers to meet standards through weekly one-on-one meetings.
  • Ensure the financial health of clients by monitoring cash flow and recommending capital improvement projects.
  • Contribute to major procurement processes for professional services like insurance and legal services.
  • Aid in recruiting, training, and developing a team of Property Managers.
  • Communicate changes in policy and procedures to clients and Property Managers.
  • Acquire and maintain knowledge of relevant state and regulatory agency statutes and community documents.
  • Provide performance evaluations and handle promotions, transfers, disciplinary actions, and terminations.

Physical Demands and Work Environment

  • Regularly required to talk and hear.
  • Frequently required to stand, walk, reach, lift, bend, kneel, stoop, climb, push, and pull items weighing up to 25 lbs.
  • Occasionally required to sit and use hands to finger, handle, or feel.
  • Requires manual dexterity, auditory and visual skills, and the ability to follow written and oral instructions and procedures.

Work Environment

  • Full-time exempt position (salaried).
  • Typically works 8 hours a day, with evening and weekend work as needed.
  • Up to 60% travel, primarily locally during the business day, with some out-of-area travel and overnight stays.

Education and Experience

  • 4-year college degree.
  • Strong managerial background.
  • Excellent verbal and written communication skills.
  • Excellent interpersonal and customer service skills.
  • Excellent organizational skills and attention to detail.
  • Proficient in reading, analyzing, and interpreting technical procedures, financial statements, blueprints, regulations, or documents.
  • Good working understanding of latest technologies, including but not limited to Office 365.
  • Active CAM license preferred, with minimum four (4) years of experience in Community Association Management and CAI designation of CMCA or higher within 12 months from engagement by KWPM.
  • Experience with Jenark software application in response to in-house trainings.
