About the Role
The Operations Director is responsible for maximizing the customer shopping experience and tenant sales by ensuring a clean, well-maintained, safe, friendly, and aesthetically pleasing environment, as well as asset preservation and enhancement while implementing all Simon standards. The Operations Director oversees all operational functions, projects, construction, and contracted services at the center, including onsite maintenance, grounds keeping, and custodial teams.
Responsibilities
- Develop a 5-year capital plan to maintain and enhance property assets and execute against projected capital plans.
- Oversee preventative maintenance of equipment and related record-keeping/logs.
- Ensure property safety systems are up to code, maintained, and inspected.
- Conduct daily walk-throughs of the property to ensure physical assets are in optimal operating condition and respond rapidly to any operational issues.
- Assist in managing procurement and application of all goods and services within annual CAM and Capital Expenditure budgets.
- Manage property operating expenses within or below budget levels and address negative financial variances.
- Conduct regular property inspections and prioritize capital projects based on critical needs and affordability.
- Manage the work process for capital projects and ongoing services, including scope of work, RFPs, bid evaluations, service agreements, and project oversight.
- Oversee preventative maintenance programs and necessary repairs or construction to sustain a safe and reliable environment.
- Manage relationships with third-party contracted service providers and ensure adherence to Simon’s Purchasing Policy and Code of Business Conduct.
- Co-manage construction activities with the corporate Development team.
- Maintain a safe environment by identifying and eliminating safety hazards, including administering training and regulatory programs (OSHA, ADA, EPA, etc.).
- Lead maintenance staff in work assignments and training, and assist in performance reviews.
- Ensure public safety, center security, and effective risk management.
- Read and interpret engineering drawings and schematic diagrams.
- Assist the General Manager with maximizing the margin of profit centers.
- Perform condition assessments to develop long-range capital plans and budgets.
- Ensure the capital database is accurate, current, and updated in real time.
- Complete timely review and processing of vendor invoices to ensure accurate services prior to payment.
- Interpret leases to determine financial responsibility for operational issues.
- Implement the energy plan to minimize costs while maintaining a comfortable and safe shopping experience.
- Prepare and oversee operational budgets, ensuring all costs are managed with direct guidance and oversight.
- Provide leadership and guidance to center staff in operations and customer service.
- Fulfill Manager-on-Duty rotation and manage day-to-day activities as necessary.
- Provide operations support for special events and holidays.
- Contribute to the preparation and annual update of the center’s five-year strategic plan.
- Complete required weekly, monthly, and quarterly reports.
- Assist the General Manager in managing the Comprehensive Emergency Management Plan and ensure personnel are trained for crisis response.
- Oversee operations in a crisis situation, ensuring safety and security for all customers, tenants, guests, and assets.
- Resolve escalated customer complaints.
- Work with security and local officials to plan and oversee a fire safety program.
- Establish strong relationships and interact with key civic leaders (Code Officials, Fire Safety, etc.).
Requirements
- Bachelor’s degree or equivalent experience.
- Minimum 5 years of prior Operations, Facilities, or Property Management experience.
- Working knowledge of maintenance and operational functions strongly preferred.
- Ability to read and understand blueprints, CAD drawings, and other schematics.
- Solution-oriented and results-driven with a commitment to producing accurate work.
- Basic to moderate computer skills (email, Excel, Word, online order systems, etc.).
- Valid Driver’s License.
- Ability to lift and carry up to 50 pounds.
