About the Role

Oversees residential real estate property by managing duties such as leasing, maintenance, and other service activities through subordinate supervisors. The Director of Operations ensures an exceptional level of customer service is maintained and acts as the person of authority for situations not addressed in the Operating Manual.

Pay

$80,000.00–$90,000.00 per year.

Requirements

• High school diploma or equivalent; college degree suggested but not required.
• Ability to read and write English fluently and perform advanced business mathematical functions.
• 3–5 years of previous management experience in property management or a related field; experience level may vary based on property needs.
• Valid driver’s license and current automobile insurance.
• Real Estate License (when required by the state).

Responsibilities

• Achieve the highest possible Net Operating Income through effective cost control and revenue improvement programs.
• Provide a full complement of high-quality staff through recruitment, training, motivation, and development programs.
• Develop yearly operating budgets and sales/marketing plans; prepare and convey operational and financial data accurately and timely.
• Direct sales and marketing efforts to maximize rental income, occupancy, and competitive pricing.
• Implement and ensure compliance with company policies and procedures.
• Supervise maintenance to ensure all physical aspects of the property are functional, safe, and attractive; keep vacant units ready for occupancy.
• Maintain a strong customer service orientation to win and retain resident goodwill.
• Identify and implement creative programs to increase property value and resident services.
• Participate in meetings, identify property goals, and respond to needs and objectives.
• Monitor property achievement of reporting deadlines and prepare monthly reports.
• Assist with yearly financial budget development and present budgets and plans to supervisors.
• Complete and analyze market studies; recommend and implement strategies based on findings.
• Ensure property compliance with operational and marketing policies; recommend changes as needed.
• Train, direct, and supervise employees in daily computer functions; validate all input and reporting requirements.
