About the role
The Director, Operations oversees overall financial performance of a given market, provides guidance to all department leadership, and implements comprehensive programs, initiatives, and strategies throughout the assigned portfolio.
Responsibilities
- Oversee overall financial performance of assigned market.
- Provide guidance to all department leadership within the market.
- Direct portfolio management to achieve company and/or owner financial and business objectives.
- Responsible for overall portfolio performance through review of marketing, pricing and financial strategies, as well as review of maintenance/rehab-related expenses.
- Oversee and assist in preparing annual budgets, business plans and forecasting throughout the year.
- Oversee customer service function for residents, vendors, brokers and owners.
- Direct oversight of resident satisfaction and retention.
- Afford assistance to all area leaders as needed, pertaining to all aspects of the business.
- Provide leadership and oversight of the Leasing Experience team responsible for managing the new lease and renewal process.
- Collaborate with local and national support leadership on initiatives to maximize occupancy and revenue within the portfolio.
- Analyze residential home inventory, including pricing, availability, lease expirations, market activity and trends, and competitive available homes.
- Evaluate pricing trends and strategies to include review of market and submarket conditions, and supply and demand drivers, and make recommendations for asset improvements, marketing enhancements, pricing initiatives, and performance strategies to drive velocity, revenue growth, and customer satisfaction.
- Ensure the team complies with policies, processes, and procedures to function according to quality standards and operating objectives.
- Facilitate communication and implementation of company initiatives and team goals.
- Utilize department and Leasing Experience Specialist performance measurement tools to determine areas of opportunity for improvement and recognition of achievement.
- Take proactive measures to minimize and assist with expediting resolution of escalations as it relates to leasing and renewals.
Requirements
- Bachelor’s degree in Business Management preferred.
- Seven or more years of experience in a property management leadership position over a team of individuals.
- Real Estate License preferred.
- Current driver’s license and automobile insurance.
- Ability to read, write, understand and communicate in English.
- Ability to use a personal computer and has working knowledge of Outlook, Microsoft Word and Excel.
- Ability to use general office equipment, such as telephone, fax machine, printer, and copier.
- Excellent customer service and interpersonal skills; ability to relate to others.
- Professional verbal and written communication skills.
- Ability to effectively communicate with a diverse workforce.
- Strong organizational and time management skills.
- Ability to perform advanced mathematical and accounting functions.
- Comprehension of federal fair housing laws and any applicable local housing provisions.
- Ability to facilitate presentations or speak in public to large groups of people.
- Proactive, self-directed and highly motivated.
- Ability to drive an automobile.
- Ability to travel on all forms of commercial transportation.
- Ability to be at work on a regular and consistent basis; Overtime may be required for this position.
- Must be available and reachable at all times via phone or pager, except during approved time off.
- Extensive travel will be required.
- Must have reliable vehicle transportation to conduct reviews at any home with associates as scheduled.
Qualifications
- Ability to read and comprehend financial statements, such as profit and loss statements, general ledgers, budgets, etc.

Pay
The salary range for this position is: $110,587.50 - $191,685.00, plus individuals may be eligible for an annual discretionary bonus. Actual compensation within the range will be dependent upon the individual's skills, experience, qualifications, location, and applicable employment laws.
