About the role

Cornerstone Management oversees multiple Assisted Living communities dedicated to providing compassionate, high-quality care for seniors. We are seeking an energetic and highly skilled Maintenance Director to lead our facilities maintenance operations for our Senior Living community. In this pivotal role, you will oversee the planning, coordination, and execution of maintenance activities for the entire community. Your leadership will ensure that all equipment, systems, and infrastructure operate efficiently, safely, and reliably. You will meet and succeed MN State safety regulations with a proactive approach to overall building wellness. This position offers an exciting opportunity to drive continuous improvement initiatives, manage a team, and uphold the highest standards of facilities management.

Responsibilities

  • Facility Maintenance and Safety
    • Organize and maintain a clean, safe environment; oversee plumbing, electrical, HVAC, water/sewage, and fire alarm systems; follow infection control and safety procedures.
    • Take responsibility for all aspects of the appearance and physical upkeep of the properties, keeping both buildings and the grounds pristine and in good repair.
    • Conduct daily rounds to identify immediate maintenance and/or housekeeping issues.
    • Ensure that all work orders are completed in a timely and thorough manner.
  • Preventive and Routine Maintenance
    • Perform, document, and coordinate routine maintenance, repairs, and preventive maintenance programs; manage outside areas and contractor visits.
  • Staff Supervision and Development
    • Supervise, train, and evaluate maintenance staff; delegate duties, conduct performance evaluations, and participate in hiring, disciplining, and promotions.
  • Equipment and Supply Management
    • Order, receive, store, and maintain inventory of equipment and supplies; document purchases and coordinate repairs as needed.
  • Compliance and Policy Adherence
    • Ensure compliance with federal, state, and facility regulations; participate in inspections, audits, QA meetings, and policy development; maintain knowledge of MN Department of Health regulations and residents’ rights.
  • Professionalism and Continuous Improvement
    • Promote positive workplace culture, strong customer service, continuous quality improvement, and teamwork; attend continuing education and support other departments as needed.
  • Teamwork
    • Work with Executive Director, Business Office Manager, Director of Nursing, and Director of Sales to monitor move-ins and move-outs, supervise staff in the completion of timely turnovers, and assure that all vacant apartments are always “market ready.”
    • Serve as a member of the management team, fostering a spirit of cooperation and teamwork among all departments and communicating effectively with all campus staff.
    • Provide weekly, monthly, and annual reporting to the Executive Director.

Qualifications

  • Strong knowledge of general maintenance procedures and preventative maintenance.
  • Working knowledge of HVAC, plumbing, electrical, carpentry, and general building systems.
  • Previous experience in senior living, assisted living, healthcare, or long-term care.
  • Strong leadership, organization, and problem-solving skills and the ability and willingness to cooperate and communicate with all staff and Department Directors.
  • Minimum of Five (5) years of experience in maintenance.
  • Good verbal communication and the ability to read, write, and speak English with residents and coworkers who only speak English.
  • Ability to pass a criminal background check.
  • Ability to work independently and respond effectively to urgent maintenance situations.
  • Valid driver's license, good driving record and reliable transportation.
  • Fluency in English with effective communication skills for cross-functional collaboration.
  • Kindness and a desire to work with the elderly; enjoy working with people in general.
  • Ability to work well with people in emotional or stressful situations.
  • Ability to assist in the evacuation of residents if needed.

Physical Requirements

  • Move, push, pull and/or lift objects weighing up to 50 pounds.
  • Use hands and arms for simple grasping, pushing, and pulling to sweep, mop, use containers of cleaning solution/chemicals, etc.
  • Perform tasks requiring actions of muscles or groups of muscles to walk, stoop, bend, lift, and to carry objects.
  • Walk and/or stand for prolonged periods of time.
  • Speak clearly and make self-understood in face-to-face interactions.
  • See objects closely to read directions, instructions, chemical warnings, etc.
  • Hear normal sounds and voices with some background noise to receive verbal instructions, answer telephones, communicate with others, etc.
  • Climb ladders, work in warm areas, operate drills, sanders, saws, snow blowers, tractors, and other mechanical equipment daily.
