Director of Environmental Services (Director of Facilities)

We are looking for a Director of Environmental Services (Director of Facilities) to join our team of dynamic professionals passionate about empowering people to live life to the fullest.

Responsibilities

• Manage and supervise all maintenance, housekeeping, laundry, and janitorial personnel including scheduling, assignment, direction, performance review (including input on pay adjustments), hiring, and discipline consistent with Company policy
• Implement and monitor programs to maximize revenue, control expense, and improve customer satisfaction
• Manage all maintenance needs of the assigned community to ensure the physical condition of the community and contribute to annual business goals
• Manage all customer service requests using the TELS work order system; prioritize and delegate tasks to assigned staff, maintain company customer service standards, and follow through to ensure issues are resolved
• Manage the apartment home turnover and preventative maintenance programs to maximize value; assess damage charges for departing residents
• Assist in developing the annual maintenance operating budget and manage department expenditures within the approved budget
• Purchase parts, chemicals, and paint according to national account spending requirements
• Inspect grounds, buildings, and apartment homes regularly to ensure all physical aspects of the community are fully functional
• Inspect and monitor community and apartment homes to ensure housekeeping, janitorial, and laundry employees meet company standards
• Implement or direct the implementation of all applicable ESL policies and procedures; ensure compliance as needed
• Negotiate with external maintenance vendors and suppliers; monitor and enforce contract terms via communication with the Executive Director
• Ensure compliance with all federal, state, and local laws, specifically Fair Housing regulations
• May drive a company vehicle from the community (if required)
• Perform other duties as needed or assigned

Requirements

• High school diploma or general education degree (GED) required
• Three (3) to five (5) years of multi-family property management or other building maintenance experience performing the duties of Maintenance Technician or Maintenance Director
• Ability to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication, and division for estimating, determining averages, percentages, and totals
• Solid performance management skills, including communicating performance expectations, documenting performance conversations, coaching, and completing performance management expectations as guided by the company
• Demonstrated ability to use independent judgment and discretion to make decisions that achieve company expectations and goals
• Basic computer skills, including Microsoft Office and standard office equipment
• Ability to frequently use general maintenance tools, supplies, and equipment (e.g., hand tools, pressure washers, blowers, paint equipment, extractors, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment) and train others in their safe and appropriate use
• Ability to frequently transport up to 60 pounds, mobility and flexibility to work in confined spaces or at heights in excess of 8-9 feet
• Familiarity with all types of surfaces and respective cleaners
• Experience in carpet cleaning (all types) and upholstery cleaning
• Understanding of Lock Out/Tag Out procedures and SDS Sheets
• Must possess a valid driver’s license
• Ability to connect and help residents transition from home to community through thoughtful engagement
• Ability to work varied schedules including weekends, evenings, and holidays
