About the role

The Director of Custodial Services provides strategic leadership, administrative oversight, and operational direction for custodial services across the UCCS campus. This position is responsible for developing and implementing custodial service strategies, workforce plans, performance metrics, quality assurance programs, and resource management practices that support the University's mission, customer service objectives, and facility stewardship goals.

Responsibilities

  • Strategic Leadership and Department Administration

  • Develop and implement the long-term strategic vision for custodial services supporting the university's educational mission.

  • Lead the development and maintenance of a comprehensive Custodial Services Master Plan that aligns staffing models, service levels, facility growth, deferred maintenance needs, and institutional priorities.

  • Establish departmental goals, service standards, performance measures, and operational priorities.

  • Develop multi-year operational plans addressing workforce constraints, changing facility utilization, and campus expansion.

  • Recommend policies, procedures, and process improvements that enhance organizational effectiveness and service delivery.

  • Participate in Facilities Services strategic planning and organizational initiatives.

  • Serve as a member of the Facilities Services leadership team.

  • Act on behalf of the Executive Director in matters related to custodial operations and service continuity.

  • Respond to campus emergencies, support weather-related operations, and serve as a key technical resource during outages or system failures.

Requirements

  • Progressively responsible facilities or custodial management experience.

  • Leadership experience supervising supervisors, managers, or multiple operational units.

  • Experience developing budgets, operational plans, strategic initiatives, and performance metrics.

  • Demonstrated experience leading large-scale custodial operations within higher education, healthcare, government, hospitality, aviation, or similarly complex environments.

  • Willingness and ability to respond to UCCS emergencies—including snow removal—within 30 minutes.

  • Bachelor's degree in Facilities Management, Business Administration, Public Administration, Operations Management, Environmental Services, or related field.

  • Master’s degree in business administration, public administration, facilities management, or related field preferred.

  • APPA Custodial Supervisor Certificate, APPA Institute graduate, ISSA certification, or equivalent professional credential highly desirable.

  • Experience leading organizational change or continuous improvement initiatives preferred.

  • Experience managing large multi-shift workforces and/or Classified State staff workforces highly desired.

  • Experience implementing CMMS, data analytics, and operational performance programs highly desired.

  • Demonstrated ability to manage supply inventories, equipment procurement, and long-range custodial planning preferred.

  • Demonstrated experience developing organizational KPIs, performance dashboards, and executive-level reporting desired.

  • Knowledge of APPA Operational Guidelines, APPA Custodial Staffing Guidelines, and higher education facilities benchmarking practices recommended.

Qualifications

  • Lifts, carries, pushes, or pulls objects, equipment and supplies weighing up to 50 pounds.

  • Frequently stands and walks for prolonged periods of time to observe service areas and perform daily functions and inspections.

  • Uses manual dexterity to manipulate supplies, tools, and equipment.

  • Uses visual acuity to safely operate a variety of equipment and tools.

Skills

  • Strong leadership and strategic planning skills.

  • Excellent communication and interpersonal skills.

  • Ability to manage and motivate a diverse workforce.

  • Proficiency in Microsoft Office Suite.

  • Experience with CMMS and data analytics software.

  • Knowledge of APPA guidelines and higher education facilities benchmarking practices.

Pay

$57,790 - $79,710 annually. Compensation will be commensurate upon experience and qualifications.

Schedule

This position is Exempt from the Fair Labor Standards Act (FLSA) overtime provisions.
