Key Responsibilities

  • Lead all construction and capital project initiatives from due diligence through stabilization, ensuring alignment with asset management and investment strategies.
  • Provide vision and direction for the Construction & Capital Projects department, setting clear objectives and KPIs for project delivery.
  • Manage and mentor a team of Construction Project Managers and Project Management Associates, fostering a high-performance culture centered on accountability, collaboration, and continuous improvement.
  • Establish and refine company-wide standards for construction execution, quality control, and cost efficiency.
  • Collaborate with executive leadership on strategic planning, pipeline evaluation, and portfolio forecasting.

Budgeting & Financial Management

  • Develop and manage annual CapEx budgets across the portfolio; ensure accurate forecasting, cost tracking, and reporting.
  • Oversee value-engineering efforts to maximize ROI and control construction costs without sacrificing quality or performance.
  • Partner with Finance and Asset Management to track project performance and identify cost-saving opportunities.

Team & Vendor Management

  • Lead a high-performing construction team with multiple direct reports, including project managers and associates.
  • Conduct regular one-on-one and team meetings to align priorities, provide feedback, and support professional development.
  • Build and maintain strong relationships with contractors, architects, engineers, and consultants to ensure consistent delivery across markets.
  • Negotiate and manage contracts to safeguard timelines, budgets, and quality standards.

Project Execution & Risk Management

  • Oversee the planning, scheduling, and delivery of multiple renovation and CapEx projects simultaneously across diverse markets.
  • Identify project risks and proactively implement mitigation strategies.
  • Ensure compliance with all relevant building codes, zoning laws, and safety regulations (including OSHA).

Cross-Functional Collaboration

  • Partner closely with acquisitions, property management, and asset management teams to ensure construction strategies align with investment goals.
  • Provide construction expertise during acquisition due diligence to evaluate scope, risk, and cost.
  • Serve as a key liaison between field operations and executive leadership.

Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (required).
  • 12 + years of experience in construction or capital project management, with at least 3 years in a leadership or director-level role.
  • Proven success managing multiple direct reports, including project managers and project management support staff.
  • Strong track record overseeing large-scale multifamily renovation or value-add projects.
  • Deep understanding of construction methods, project budgeting, scheduling, and contract negotiation.
  • Strong financial acumen with the ability to evaluate ROI and manage capital budgets.
  • Excellent leadership, communication, and problem-solving skills.
  • Proficiency with project management and ERP systems (e.g., Smartsheet, Yardi) and Microsoft Office Suite.
  • Ability to travel regularly to project sites (approx. 40–60%).
