Director of Capital Projects and Facilities
About the role
Plans, directs, and coordinates construction, remodeling, facilities operations, and maintenance across Goodwill Keystone Area (GKA) territory. Responsible for managing new retail store buildouts, remodels, and major capital projects. Leads complex projects from property acquisition through completion, ensuring all locations meet operational, safety, and brand standards. Supervises a team in facilities and maintenance and coordinates multiple vendors and contractors simultaneously.
Responsibilities
- Hires, orients, trains, develops, coaches, evaluates performance, disciplines, and, when necessary, terminates facilities staff.
- Plays a key role in the real estate lifecycle for new developments, managing complex projects from initial property acquisition and lease negotiation through to operational commissioning and final turnover.
- Spearheads the negotiation of leases and renewals for existing locations whose leases are expiring; takes into consideration market trends and property conditions; and negotiates landlord property improvements as part of new and extended lease terms.
- Directs contracted construction and special projects to ensure adherence to approved plans, specifications, budgets, timelines, and organizational standards. May prepare construction specifications or scopes of work, obtain guidance from architects and engineering consultants, assemble and analyze bids, negotiate contracts, and submit recommendations to company leadership.
- Coordinates with local, state, and federal agencies to secure required permits, inspections, and approvals. Conducts site visits to monitor progress, quality, safety, and compliance with building codes, ADA requirements, and other applicable regulations.
- In collaboration with Finance and our architect, ensure our proposed use and site plan design for potential new locations comply with municipal zoning ordinances, and conduct preliminary outreach to municipalities to proactively gather feedback on their receptiveness and likely approval of our plans.
- Purchases building, maintenance, and construction-related supplies, materials, machinery, equipment, and furnishings. Maintains inventory of frequently used supplies and oversees asset management and lifecycle planning.
- Negotiates and manages vendor and contractor relationships to secure favorable pricing, terms, and service levels. Vendors may include, but are not limited to, HVAC, electrical, plumbing, pest control, landscaping, snow removal, janitorial, floor care, and roofing services.
- Maintains all records, documentation, and certifications required by federal, state, local, and insurance regulations, including project documentation, contracts, permits, inspections, and compliance records.
- Plans and administers the facilities and capital projects budget. Reviews prior fiscal year expenditures and proposed capital and facility improvements to prepare annual budget estimates. Ensures operations remain within approved budget parameters and controls expenses through detailed analysis of revenue and expense reports.
- Conducts and participates in meetings including, but not limited to, department meetings, safety meetings, project planning meetings, and training sessions. Ensures staff participation in required training and development activities.
- Maintains knowledge of applicable OSHA standards, building codes, and safety regulations.
- Promotes a culture of workplace safety by training and educating staff on safety standards and precautions. Monitors safety practices, addresses hazards, and ensures compliance with all regulatory safety requirements.
- Communicates progress, problems, and concerns to the VP of Sustainability, Operations and Logistics
Requirements
- Bachelor’s Degree in Construction Management, Project Management, Engineering, Facilities Management, or relevant field; or Associates Degree in Construction Management, Project Management, Engineering, Facilities Management, with two (2) years’ experience in the relevant field; or High School diploma or GED equivalent and four (4) years’ relevant experience which enables the individual to meet the standards and expectations of the position.
- Five (5) years’ experience in construction project management, facilities management, or related field.
- Five (5) years’ experience in real estate leases including negotiation and renewals.
- Five (5) years’ experience supervising facilities or maintenance teams.
- Experience managing multiple construction projects simultaneously.
