Responsibilities
- Perform hands-on maintenance and repair work as required and direct maintenance technicians in the performance of maintenance and repair tasks.
- Manage and conduct service and maintenance requests from residents, maintain landscaping and overall community appearance, and ensure the building interior and exterior are in good repair and properly cleaned.
- Conduct, schedule, and/or direct ongoing and preventive maintenance programs including HVAC, plumbing, water, gas, electrical, mechanical, sprinkler/fire alarm systems, emergency lighting, communications, carpentry, painting, plastering, refinishing, and similar work.
- Schedule repairs and routine maintenance of all institutional equipment, appliances, and vehicles, including the community van.
- Schedule and conduct work (and/or supervise workers/contractors) for apartment turnovers with rapid turnaround, ranging from refurbishing kitchenettes and installing new carpet to simple paint touch-ups.
- Monitor and manage the department budget.
- Manage, direct, and supervise all department staff including housekeeping/laundry associates and enforce compliance with all safety rules and regulations.
Requirements
- Knowledge: Safety regulations, state/federal codes, safe work practices, budget development and fiscal management, and maintenance trades.
- Experience: Plumbing, HVAC, electrical, carpentry, painting, and preventative maintenance preferred.
- Physical requirements: Standing, lifting (up to 30 pounds), bending; lifting and moving up to 50 pounds on a regular basis.
- Communication: Ability to communicate effectively with residents, co-workers, and families.
- Technology: Ability to learn new technologies and use project management tool: TELS.
- Leadership: One year of experience supervising or training staff.
- Reliability: On-time and reliable attendance, as residents rely on timely assistance with daily living activities.
Pay
Annual salary starting at $80,000–$90,000, commensurate with experience.
